Some localities are decidedly anti-landlord in their laws...NYC is one...Washington, DC is another...Its a wonder people there chose to do business at all.

However its landlords like the one Doktor Bert had that cause these sort of laws to be passed. I'll lay odds her actions violated some law but the trick is proving it, and would the cost be worth it.

Tom your old enough to know you cannot get blood from a stone. Does not mean you cannot try though.We have a tennant landlord bill here with quasi legal implications. I used to pay for a hearing just to get further abused. The law has removed any legal redress for real problems by disalowing court action in rental matters by the landlord in nova scotia. Does not matter if the tennant is well heeled or not. Because of this I caution young people interested in the rental buisiness here that it can be the easiest money you will ever make in some ways. But under no circumstances get into a situation where you really must count on the cash flow. In fact calculate to employ a proffesional management company in your initial pre involvement if you sense at all your own abilities or the moment things might be getting out of control. Costs about seven percent . Watch for your own landlord/ tennent board appearing in your area at some future date in your state. Just remember it's all for the tennent no matter what the politicians initially indicate. The only difference here if I was that rotten landlord and pulled those particular stunts I would be hung out to dry and thats as it should be. The board can mandate two years of free rent for the tennent for example on any one of a few items mentioned by Dr.Bert. What really bothers me if that landlord had such a large problem with all issues that she did not just buy the tennants out or sell them the property. She should be aware that she is out of control to put it nicely.Or knows perhaps her state laws are not to fear. Seems thats the way up to present time. Got both of you guys slightly with about thirty years in. I never lost sight of the fact but other than for good coincidence the shoe could be on the other foot. It certainly was not intelligence that made the difference.

It has sure been an experience and you are all correct in that the property owner does hold most of the cards.

Recently, in the city where I work, a very unscrupulous landlord (a slumlord literally) was charging tenants $450.00/month for a 6'x12'x8' room in an apartment building with only a community bathroom. When she got behind on rent, he came to the house, removed her door and took her TV as collateral. He even shoved the 58 year old woman backwards when she tried to stop him.

Since he is very wealthy, no one has ever challenged him. In California, it is a misdemeanor for a landlord to lock you out of your property (PC 418) or remove the door. However, since he used force to effect the seizure, I cahrged whim with Robbery (PC 211) and Burglary (PC 459) for unlawful entry to a structure with intent to commit theft therein.

He also left her a note stating, "You will get your TV and Door back when you pay the rent."

It was very satisfying to walk this fellow into Fresno County Jail in a $3,000 suit. The district attorney affirmed all charges and I had his caretaker replace the door.

Since we have a high percentage of undocumented immigrants due to the agricultural nature of our area and they are often exploited. Sadly, no one really seems to care. I have never been one to sit by and allow wrongdoing, so I researched this case and filed the appropriate injunction.

I recently had my gang member injunction approved which makes it unlawful for gang members to even set foot in certain 'safety zones' in our community. It also makes it an immediately arrestable offense to use gang signs, whistle or whoop as a police car passes (used to alert fellow gang members of police presence) and even prohibits wearing certain kinds of clothing.

We have had a gang homicide every year since 2003. Controlling the movement of these predators, especially in the business district, schools and other critical locations, goes a long way towards identifying and suppressing gang activity.

P.S. We took a suspect in our March 5 2006 homicide into custody last night without incident. Very pleased to have a killer behind bars...Robert

I would never even imagin treating tenants in such a manner.

Broker/appraisor in two years if my luck holds. I'll be an offical REALTOR by the end of the year hopefully.

I will most likely be with Remax by June. Whatever you want I can provide property wise. Both of my Uncles are builders, if you want new I can hook you up with new. Beach rental, condo, whatever. Milford rents are between $900-$5k a month, with an average of $1,875.

The market is going to get a shock when I get into it... Just wait I'm going to bring this game to a whole new level.

Does it have to have a roof?

Most seem to go for $300kish, close to the water add $100k-$150k to that. Add $70k to that and you can get a smaller one that is decent. Not 4 bedrooms...


You can't get much for $200k in Miliford thats, well nice! In the crappy section of town with cars on the front lawn well it can be done.


On all my favorite streets though the houses are $1m+. Recent build on Gulf Street by my friends dad, is listed for $1,150,000. 5k square feet, crappy end of Gult Street.

At a 5% commision selling that house would be nice! Pick up a nice CDI with that check.

Things sure are cheaper up here in Michigan! 1,000,000 would build you a small palace with about 75 acres of land around here!

I like it in Michigan, things like housing etc... are cheaper, means more money to spend on MB diesels! More land = more room for more of them....and it goes on
