Too much ammunition up front ends it too quickly. We prefer slow deaths here, not quick executions that scare off the offending party.

I would have said something like "Wow, that sounds great. Do you think the owner maintained it properly? I hear they can be expensive to repair if not maintained."

That is the proper type of leading question to ask in a situation like this.
