nothing down property
on a nothing down deal you must realize that 99% of the properties listed are not suitable for nothing deals that sheets is pushing. they are non assumable, have due on sale clauses that preclude wrapping mortgages around the first loan.
i have used sheets, the other guy from slc utah and a couple other no names. probably 75% of their info is not usable for the typical deal. especially any seller mortgages dated after 1978. ie owner sells and buys up on their new home. if you're not retired buying down will cost you money in a capital gain. ie sell a 100,000 house buy a 75,000$ house you will be liable for taxes on the 25,000 $ gain. as far as a seller is concerned on earnest $ and down payment he should care less because when u close he's going to get all his money. as for the buyer if he is shakey then set an addendum to their offer that you will not take the house off the market and will be taking backup offers with a closing date that won't take u into next year. using "Time is of the Essence" and putting a 2 week time limit for the buyer to obtain financing or for making a walk thru to "approve" any structural issue. as for earnest money means nothing. i kept a 1000$ check on file with my real estate buddy and used that as my committed earnest check. if on sellers approval of my offer i stated that the real estate "broker" would put this check in their account. remember the buyer's agent keeps the earnest deposit and turns it over in escrow. in roughly 8 months 12/90 - 7/91 i purchased 9 houses using this technique. now don't get me wrong there are deals every day in the RE market. you just have to learn where to look. here's a simple scenario: u buy 40 25,000$ houses for little to nothing down. (even if you spend 2000$ of ur own money per each house your out lay would be 80,000$) now you hold those houses for 15 years and you rent them out and they are paid for in this 15 yrs. and let's say you have a simple positive cash flow of 50$ / month. but you never pocket the money instead you put it back into the property for repairs or up grades, and you never realize one cent of profit during the 15 years, and when you sell those homes in 15 years u sell them for the original 25,000$ WHAT HAS JUST HAPPENED????????????????????? if you don't know then stay out of real estate investment. instead go buy some RIT's from ur broker. OH AND IF YOU WANT TO KNOW WHAT JUST HAPPENED SEE BELOW YOU JUST TURNED 80,000 DOLLARS INTO 1,000,000 $$$ IN 15 YEARS. NOT A BAD ROI IF I SAY SO MYSELF.

thanks for the RE lesson. Really like your web page. The SL looks great.Do you know what year MB stop matching the hub caps to the color of the car? I would like that look for my 85-380SL. Gives more of a vintage look to the 107. Thanks again.

thanks for the compliment. i really can't say but most of the 70's sl had the factory mag kinda looks like a roulette table. i don't particulary care for that style myself. in fact it was the hub caps that made me decide to get the car. i also bought another set of no color caps so i could keep the originals intact. i've turned the 72 back to all factory oem accessories with euro lights, orig radio and factory floor matts. not the one's with stitching but the cut and insert 350sl. spent just 225$ on those 2 matts. as for RE these "systems" give you something to start with but you will learn more on your own. talk to real estate people and try to make a buddy. Agents can be your best friend. just tell them to bring you any deals they find. unfortunately most agents are 1 week of going back to work for somebody. it takes several months to get a steady flow of commissions coming in. PS if you like those caps go to ebay and keep your eyes open. not just under the sl because this style was used on the other models as well.
