When is enough, enough?

I have a friend of mine thats been "renting" one of my rooms since February 2005. I've known him for years, since he was 14 and we have played in bands together over the years.

I am starting to get irratated with his monetary situation however. To date I have received less than 1 1/2 months rent from him. I've been understanding before cause he would change jobs every few months or so, so no real time to build up a good paying job, so he would never have a lot of money to pay his rent. He had said before that he had been giving money to his mom and sister to help them out too and he has a high car insurance bill. I am fine with that.

What irratates me me is that he would blow his money on stupid things instead of paying me. for example $500 spent on 2 R/C helicopters and 1 R/C styrofoam plane (all of which are now broken, btw). I've helped him countless times on fixing his car, and that I dont mind either. Some of you may remember the thread around Nov 2005 when he wrecked his 300CE and I went to the junkyard, got all the needed parts and put it back together for him. Instead of painting the new hood and fender blue to match the car, he wasted $1000 on getting the whole car painted black! Needless to say I saved his ass there because he still owed $3400 on the car at that point. He only had liability on it.

Moving on, I finally talked him into selling it and getting something he can afford (i.e. a civic), but he would not listen and wanted to get another Mercedes, so I found him a cheap 300E for $700 and sold his coupe on here for him. I even put my good spare transmission in it for him (still havent seen money for that either).

anyways now he has another job of about a month now and they "arent paying anyone" because of accounting problems. whatever. I think I've finally had enough and am done cutting him slack.

He's now looking to get a loan to buy a early 90's 300E...

What do you all think? When would you have thrown in the towel?

your much to kind....there seems to be pattern with this young man and his priorities(sp) don't seem to be in order. Give him a deadline to pay up or he's out...i don't by the story about the accounting problems with the new job.

You are being too nice of a guy. I had to throw my brother and ex sister in law out of one of my dad's rental houses. He had the money but just chose not to pay. It was not fun, but he knew he was wrong.

Business is business and it sucks that your friend is taking advantage of you. He is not really your friend when he sponging off you.

Friends and money should never mix.
Otherwise they are not your friends much longer.

As long as he is making the rent and not doing anything illegal, you have NO, ZERO, ZIP, right to tell him what to do. Still don't. Only thing you can do is have your hand ready on the first of the month for rent. If he doesn't pay, he is out. Now, a little grace period here and there, ok. If it keeps up, it is time to move him out to someone who can and will pay.

1.5 months rent in almost two years? I don't think that's what you mean by a "little grace."

You are an enabler! You are allowing this man to take advantage of you. He is not doing it to you; you are allowing it to be done to you. No one can do anything to you that you don't condone. If you don't like the situation fix it or stop whining about it. You know what is wrong and you know how to stop it.

As Niki ads put it, Just do it.

A little grace to me means that if you lost your job and are maybe a couple weeks behind or if every now and then you are a couple days late because of the pay cycle. That sort of payment is nothing short of a kick in the shorts.

I'm with kip and tom on this one.

(Though at first - I thought this thread was referencing the Illegal Immigrant thread. "When is enough, enough?")
