So hows the market in your area? I heard you guys were getting hit pretty hard. Our inventory is up, but things are moving.

In the oil patch, real estate is booming. The employment rate is very high and wages have significant upward pressure. there are billboards on I-10 from Mobile to Houston advertising jobs offshore from entry level (roustabout, http://www.infooil.com/jobsbytitle/Roustabout.aspx --> now there's a job for a high school grad looking for high pay and high intensity without firearms!) to captains of seagoing vessels. Think about it -- advertising for captains (engineers, mates, etc with papers) on the interstate. Those are high paying jobs. I have never seen that before.

With oil at $70/bbl, the offshore business is ripe for an ambitious person with skill, dependability, intelligence, and common sense.

Awful, no end in sight we thought we hit bottom but prices continue to drop and inventories are on the rise, if it was not for out of state lending and refi's I would be toast. I did well on my personal home but broke even on the other investments so I get to keep my ass and don't have to leverage my personal home to keep the boat afloat. I got into the place I am in now out of pure luck homes on lots are sitting like boats at anchor but some new anti urban sprawl laws kicked in so those of us that are lucky enough to have more than 20 acres are seeing doubles in value. A house not more than 1/2 mile from me sold for $1.8 million it's larger or I should say HUGE but it shows the high end is still chugging along, thankfully again most of my business is high end.

The problem with foreclosures is not bad loans for the most part its people who need to relocate and can't sell their homes so they are buying a new home wherever they find a new job and letting the one in Michigan go to the bank. The banks were holding for awhile but I am starting to see some great deals in the 200k segment, many homes that are worth 220 in normal market conditions are had for less than 170, when the market turns those people will be doing well.

If you want to see a bad market check out northern FL, they have been hit with 40% drops in 6 months.

I will get that package to you, I have updated all of my profile stuff which was delayed due to other projects.

Boom bang or bust I will NOT move back to LA, I still have ptsd whenever I think about it.

I serious, I get the Clockwork Orange No 9 feeling sometimes when I think about that place. Digging foxholes and finding water @ 2ft

Yeah I figured you guys were getting hit. Inventory in my city is up to 384 listings, from about 100 a few years ago. Prices are coming down slightly, I havn't seen the figures but will WAG 10%. High end stuff is still moving, and waterfront is still moving, if its priced right...

I have a newly built raised ranch listed thats just about done, $374,900. Its been on the market since July 9th, and I really hope to have it in contract by the end of August. In my city we currantly only have 22 new construction listings, 5 of which compete with me. I love being in built up New England.

What keeps us afloat regardless of the market are the LI, and Fairfield county people. Because if you cannot afford to live in Greenwich, Westport, or Stamford guess where you go?

Get that package to me when you get a chance, I'll start sending people your way. Also I plan on buying something next year...

I know, thats why I'm talking with MMA. If I could get in I think I may try that for awhile.

Is that the school in Michigan? I met a flunk-out from the academy when I was surveying in Michigan. His take was that he was way too cocky and not sufficiently serious. Merchant officers have a damned rigorous curriculum, like CG and USN, plus they have to deal with maritime law and union rules. When I left the USN I applied for union papers as a fireman. But I fell in love and didn't follow through. Love makes a man pretty damned stupid.

Thing One starts at A&M Galveston next month...not sure of the time line but, with the college time he accumulated in the Coast Guard and, school he did at various places since then, he should be out in 2 - 3 with a 3rd mate's ticket. Anyway, I'm glad he's getting off his ass and finishing school.

Hatty, go do the MMA thing. It would be a good move.
