Had a tenant fail to pay December rent. Posted noticed to quit Dec 6th. He promised he had a new job and would pay 12/15. No money by 12/17. Called and left a message that I was heading down to the courthouse. Tenant replied with a call that his sister had taken pity and had mailed it to me 12/15. I gave him a few more days but this morning left him a message. I had the paperwork filled out and was all set to evict a tenant Christmas week. How more heartless could I be? His stepfather called me as I was walking out the door heading to the court house, assuring me he had sent a check on 12/15. I waited a few more hours. It arrived.
A few years ago I would have thought I lacked the will for such action. Apparently not.

Some years ago, I worked for a landlord in Balt. City. Nice guy. He really fixed up the places, and rented them at reasonable rates.
He had a renter fail to pay, and began eviction proceedings. In Balto City, once the papers are filed, the landlord has no more control. The eviction occurred on Thanksgiving eve. A local news crew was roaming the streets looking for just such an eviction for their tear-jerker story.
They interviewed the lady who admitted " some problems with the police" ( Convicted Heroin dealer)
She also admitted to being " a little late with her rent"-- ( 6 Months late, and she only owed about $11 a month as the rest was paid by some government agency).
I helped clean up the place after the eviction. Someone had cut a hole in a second floor closet that lined up over a first floor closet, and used the hole in the floor as a toilet--not ever opening the first floor closet door.
Real nice "lady"!
