Well I'm ready to let this thread die but I figured I would update it for everyone following it.

It seems they truly do not want to sell the place. They are holding firm at the list price (even though it is about 200 days on the market with one modest price reduction) :eek:. I feel the list price is about 15% overpriced. My final offer was about 12-13% below the list so I felt (and BOTH realtors felt) it was a generous offer. But after letting them sit with the offer for 3 days knowing that it was our final offer they still wouldn't move.

The mother just moved into fulltime assisted living and the father (who is blind) wants to move back into the home (not going to happen but adds to the drama). One of the sons wants to buy it but does not have anywhere near enough money and he already owns his own home and would have to sell that first (but it hasn't been listed or even considered listing it). There is a real circus going on.



I'm getting discouraged. In the last year we have made offers on 3 homes. The first was a short sale in foreclosure with multiple bids on the place. The second was the original widowed owner that was upside down on the home and refuses to do a short sale (still on the market for the original price, the offer was about a month ago) and now this one.

I guess I just know how to pick em... :( I think we are going to just sit and watch these last two places as they are still for sale and wait for anything new to come on in the next few months. Not too much else interests us right now.

At least the Cord wasn't grossly overpriced. :P I have a feeling the son selling the Cord is the one that wants to buy the place.

I think if we wanted to wait 6-12 months we could get the place for even a lower price than our final offer. It will just take the siblings time to decide they truly want to sell it and then come to terms with what it is really worth.

I'm surprised the listing agent hasn't dropped them yet. Perhaps he/she doesn't have much else to do.

Not much work on the listing agents part anymore. She just tells other agents that they can look at the home when their clients want showings. Then she just waits for someone to come along with an offer and try to convince the siblings to take it. If not just wait some more. I would say that sounds like a good deal for 3% of the sale price.

only 3% heck they get 6% here.more then likely even after 6 months the price ain't coming down.some people just get something in their heads and it's their way or no way.about 6 months ago i was trying to deal on a beautiful country estate so to speak about 5 miles from town.10 acres,nice thick grove,lots of apple trees and a few butternut's.has a 70x30 steel pole barn and a commercial all glass 30x50 greenhouse.plus 3 other sheds with concrete floors and power.the house is a spanish style and just a hair under 5000 sq ft.last assessment was 250,000.she started out at 479,000.she came as far down as 369,000 and new state reg's require the septic system to be updated.so it had to be replaced at $6-15,000 i went to 295,000 and thats more then i feel it's worth but as she put it"i'm still kindof attached to it emotionally"as it was her mothers house(she was adopted by the way,as my mom knew her "mom" and she had no kids ).so i came up with the idea to rent the place from her.but about the 1st of dec she decided she was still "attached" to the house and would decide (shortly) what she was gonna do.
i have yet to here from her and so we put in an offer on a different acreage it was accepted and we close in 3 weeks.lifes to short to be waiting on bozo's.it's not like her "stepmother just passed away.it's been about 6 yrs.i'd keep looking

By know means am I simply waiting for these people to come around. I definitely will keep looking and if something else opens up I'll try to acquire that property. If not I'll use Hattie's advice and check in about once per month seeing if they are ready to sell.

We are in no hurry as we can continue our lease at the home we are renting and go month by month (the original lease is through June). It has a one car garage and I barely have room to do maitenance in there. So I'm looking for something with multiple garages. :D

3 offers isn't to bad, I'm not kidding I probably made 30 offers last year, if not more.:D

If you really want the house you can probably get it if you work them right. Or something else will come up you like and they lose out; either way it works out for you in the end.


Look at it this way, eventualy they are going to be forced to either sell the house or buy it themselves. If the mother is in assisted living she is going through a lot of money. Eventualy they will be forced to sell it, probably sooner than you think. It doesn't sound like the kids have any money so I doubt they are going to pay for the parents medical bills out of pocket.

In light of this......(sounds like a dead deal) can you share the MLS listing #, so we can all take a look at the place on-line? And perhaps some of the pricing details & exterior property pictures?
