I have won the battle of the toilet !!
As some Peaches may know, I bought a building on a half acre for my wrenching as I move toward retirement. The problem was the constipated city administration which would not let me put in water or a toilet for fear I would start a business on residential property. I was thinking of buying water from a neighbor and buying a small motor home/ trailer to have a toilet.
Today I went down to City hall to pay the year's taxes and *****ed some more about this to the squat, drone like functionaries. While I was there, I noticed a guy eating a big home-made bacon cheeseburger at a side table. He mumbled something so I came closer. He repeated " So why are you unhappy?" I told him about my dilemma. He asked" What street do you live on?" I told him. He said," There's no city water on that street. No one can stop you from drilling a well or installng a septic tank. No city water, no authority, because no jurisdiction." I told him about the problems with the administrator. He said, " You mean Mr X?" I said yes. " Well, he's a d!(Khead." I added, that he has city authority. The answer," No he doesn't, no one on that block has authority over you. You don't even fill out a city permit. You go to the COUNTY office, which will be happy to give you written guidelines and take $ 35.00 for a permit. Then you follow their instructions regarding position of the well and the septic on your property. My only advice: hire a bonded pro." I asked him how he could be so sure about this thing, before I dropped 5,000 on it. He said," because I am the COUNTY Director of Public Works. If they give you problems, I want to know asap. I will put them in their place. How else would I know that Mr X is a d!@khead?"" He laughed and left. The toads behind the desk said nothing. I smiled and said, Thank you, have a nice day." Then I left. Now to start planning. and saving more $$$

An actual thinking human being at city hall? Someone will catch on soon and he'll be gone. Better get your project done before the rules change.

5K for a well and septic?? That's like...FREE. Drillers around here are getting 30 bucks a foot for drilling and casing, not including pressure tank, electric hookups and all the rest. Our wells average probably 250 feet. I have one on my upper land that's 250, and another that's only about 50 feet out of the creek floodplain that's 60 feet deep, and an 8 incher that's almost 400 feet deep.

that would be lots more $$$.the septics gonna set you back about $5000 let alone what it's gonna cost to drill a well.probably another 5 or more

Not meaning to be the turd in the yard but you haven't won yet. You have pee'd on the boots of the powers-that-be but you don't have a crapper. You haven't won until you are, dare I say it?, "flush" with success.
You now get to enter phase two of the nightmare. Submit the plans, find out you need "form 311B", "Effects of ground subsidence and proper dispersement of effluent", form 10911343X- appendix 1AB-3, "Sustainablity of the corresponding ground water tables", a county issued plat of the property and surrounding affected areas, a hydrological survey of the property, water tests, blue-prints of the well, flow tests of the soils for the septic area, a note from your grandmother and about the time you are done the city will annex the property. I wish you the best and of course all of the above, with the exception of the note, are just made up forms but you should keep your wits about you and not think it's a "done deal". |

Before you start calling contractors & well drillers, find out one simple thing. How far apart must a septic system be from a well in MI. Not only on your property, but also from adjacent property systems? IOW, can it fit on your lot? If you meet that basic hurdle, then, as Mike D said, the fun begins. Good luck. edit: How big is your building footprint? Half an acre isn't an awful lot of land. 22,000 sf or so? Last edited by dynalow; 12-06-2010 at 09:47 AM. |
