Home construction about to begin.
Gang,
The architect has completed the drawings of our 'big house' and now it's time to get it moving and I'd like to hear your suggestions and experiences in putting residence construction up for bid and getting a home built. Up to now, I've always been my own GC but this project is bigger than me. Sound off please, I want to know what to look out for etc. Thanks, R

Consider being your own GC, but with a construction manager whom you pay by the hour. That way, you get the fun part of being the GC and your construction manager takes care of the headaches. It also allows you to exercise more control over quality because you have a direct relationship with the various trades. It also minimizes the risk of getting stuck with a bad contractor. We used that method on a couple of office building projects. It worked great. It kept costs down and quality up. On the down side, it probably added to the length of the project, although I am not sure why that would need to be the case. The key is to find the right construction manager.
Congratulations on your project. Whichever way you go, it will be a great adventure. |

I would say don't skimp on the drains and design them in such a way that you can always get access to them!

Spend the money on having contracts reviewed and documented, even if they are standard AIA; know how you contractor and subs bonding works and what protections you have against liens; be aware of the arbitration clauses and dispute resolution procedures.

Renderings
Here are some renderings from the Sketchup model. Trim and wall colors are just placeholders for now.

That side will face SSE looking over a beautiful glade with a few post oak trees. And cows.
Here's a shot made close to the proposed homesite.

Very nice. Lucky you. What type of construction will you use? Hopefully not stucco.
- Peter.

Where's the storage going to be?
I'm just thinking roof space that you can stand up in is always useful for storage but also useful for a cheap way to extend...

At approximately 30°46'15.72"N and 96°50'45.67"W... about 30mi due west of College Station, TX. This part of Texas is called the 'Post Oak Savannah.'
