No one works on/in any of our properties unless they are insured. A Certificate of Insurance (COI) is required before outside contractors do any work at our studios, towers or transmitter sites. The contractor will have their insurance agent send the COI to your business and as a side-bar, you need to be sure the COI lists you/your business as an additional insured party on that COI.
And if I'm having work done at my place...same rules apply. Reputable workers/companies will, at least, have some sort of insurance in place to, at least, cover their workers and any damage they/their workers would do while on your premises. Otherwise, the risk is all yours and you really don't want to go there... BTW: We request that the COI is covering, at least, $1M. We've gotten as high as $5M, but that's when we've had tower crews working on our towers.

new angle - Prime Contractor
Well - we made a change.
The carpenter has upped the price, to include a Prime Contractor that is insured. So now I have papers stating the job is managed by the prime that has the insurance. So - I'm contracting with the Prime, and the carpenter is doing the work - but that's between the two of them. Yes - got a certificate of insurance.
