Yeah, if thats the vent, which seems like it has to be, its been venting directly into her studio.

Sounds as if the pipe extension is missing and someone turned the hole into a waste receptacle.

If the landlord knows what he is talking about. Even if he does not . It is his responsibitiy to service it. Odours inside a residence of this type are terrible.

Who would build a house above a sewage cistern is beyond me. Even ninety years ago. I think the plate you pulled up is the cleanout by the way.

Are those OSB walls behind the commode up code where you live?

I can't imagine a structure obtaining a final occupancy permit / certificate in North America with such conditions.

Its a commercial space. She's renting out a space for illustration work. I'm using the rest of it for business

This is a very old support facilty for the mill that used to be down the street. There are plenty of things about that bathroom in paticular that are questionable. I've repaired a lot of the carpentry issues in the space, but haven't got to the bath yet.

listen to this-

Had the plumber come by, and he told me that-

"If you want to modernize this bathroom, just get a slab of granite, bore a hole in it, and keep a pile of leaves handy"

we found that the bathroom sink drain pipe actually goes through the exterior wall, and drains right out onto the hill behind the building. (The building is on a steep hill above some train tracks, so its not something you would be noticing, there is no place to walk over there)

It doesn't even go into the cesspool, just drains out the side of the building. I should put in crossbow firing slits.

2nd, we found that the previous tenant rigged up that sink, that this place never had a sink according to the landlord.

3rd, we discovered that this cesspool was actually put in place in 2002 unbelievably! The venting system is missing, and the floor is cracked above it, but its apparently been passed as recently as 2002 by the health department.

The argument begins, the building is 20 feet from a manhole and public sewer. Would cost about 3 grand to move the bathroom up front, and connect it to city water and sewer. Then we could fill in the cesspool with concrete, and it would be up to code, not to mention sanitary.

Im thinking of strong arming him to do this when it comes time to sign a new lease. For now he will pump it out, and ill move the sink drain over into the cesspool. But Ill agree to further tenancy when he properly repairs the plumbing

I would also have him seal any holes and cracks in the floor to prevent gases entering the building and make sure proper venting is working.

We discussed that at length, he doesn't understand what happened to the venting system, and is not that familiar with the property. I did tell him that it must be fixed, and I think he understood.

Honestly, this guy suffers from what happens when you constantly go with the cheapest option. There is NO WAY a concrete pad that was poured in 2002 should be cracked like this is, but thats what happened. Also, his previous tenant may have taking the metal venting pipe and recycled it. The possibility definitely exists. He said that it was completely up to health code when it was installed, and that included a vent, so who knows what happened.

Right now he is dealing with a massive roof problem that is related to being screwed by a dishonest roofing contractor. Instead of fixing the rotted section that he was contracted to do, the guy built a wooden frame to fill in the depression on the roof above, and shingled over it!

From above the roof is flat, but from inside, one section is bowed down about 2 feet with the false roof above it.

Yep, sounds like he has been using lowest bidder for awhile. Never go with the low bid. Throw out the high and low and then average the rest and see who comes closest to that number.
