mortgage rates are pretty low now

3.67% for a 30 year and 2.94% for a 15 year.

I might be pulling the trigger pretty soon!

Pretty low as well Problem is that there aren't as many foreclosed commercial properties.

I have 5 years left on my home mortgage at 6.5% is it worth it to change?

Depends on circumstances -- do you want to pull some cash out and buy another rental property? If you live in an area that has held its value, it might be a good idea.

No, I just want to pay off what I have already. I am DONE with renters. I'm fixing to evict the ones that I have. I'd rather have the properties empty than deal with the DB.

It's been my experience that you are better off renting to strangers than you are renting to family or friends. Hopefully you will fair better than me.

I gave NO USE for people that don't pay their bills.

You're also better off finding your own renters via Craigslist or the paper than using a broker. Brokers want to get SOMEBODY in so they get paid their commission and buh-bye.

Get your wife to collect the rents. I found women do not take excuses or stories about hard luck etc. for non payment. Women seem to select tennants better as well in my experience.

A good broker will offer a 1 year replacement guarantee. At least thats what my broker does.

Renting is strictly a business. You can't really have a soft heart with these people. I allow a five day grace period. After that you ARE paying the 25 dollar late fee. On the 6th day the 3 day notice gets served. If they don't pay the rent+late fee by the third day, I go downtown and file the eviction and move them out no matter what.
