HVAC fun!

My girlfriends house is rather warm, 86F, and the thermostat is set to 78. So clearly the ac unit isnt cooling.

I turned it off and am letting it sit now. I have a bucket below the filter housing to catch any water. I wish I had a wet vac so I could vacuum the coils and the water.

any other advice? This is what we would have to do sometimes at my parents house and it usually worked after letting it sit for an hour or so. I think a call to an HVAC company in the morning will be in order, possibly.

Check the start coil for the compressor, it might be out. Run water over the outside unit, coils make sure they are clean, check to see if the compressor is iced up. These things will affect the performance, I'd have someone come out and check the refrigerant levels too just to be safe. One thing that went on ours was a control board inside the outside unit (older style) I hope you get it fixed, Florida sucks with no ac.... Ours is set to 85... I dont like it

The evaporator coils in a home unit can get INCREDIBLY dirty. I took them out and pressure washed them once many years ago and it made a HUGE difference.

Along with making sure the coils are clear though, you really should check the system pressures.

Check the inside coils and filter. The inside coils can cause your problem.

I would check these things
1. Is the outside fan turning?
2. Check Capacitor with MM (There is a Youtube Video)
3. Inspect coils on air handler (inside) and outside unit
4. Throw breaker at outside unit (off) Turn unit on (thermostat) inside. Turn breaker on and see if the Compressor is humming.
5. Inspect contact switches on outside unit. Somtimes insects will invade.

Pull power too before washing with water or it may get real exciting.

I bet you got a small leak and press is down. A charge will probably get you through the summer.
I had an old Lennox, 18 years old and it was noisy and under performing. I got it checked out and made it through the summer on a charge but it was getting worse by summers end. I put a new one in this past March and boy am I glad I did the way weather has been. The old one would have broke for sure.

She said they had the ac charged 3 or so years ago due to a small leak or something. ThatMight be an issue. The coils inside do not appear to be dirty at all. New filters every month as well

I did kill the power while I inspected the inside. How would the coil even come out. It looks like its not easy to without evacuating the system

Do you have a set of HVAC Gauges for the RXXX of the unit? Is that outside fan turning?

You don't want to pull the coil out by yourself. You have to evacuate and disconnect the lines. It can easily be cleaned in place.

Is the inside (evaporator) coil icing up? Is that why you have a bucket under it? If it is then it's either under charged Or the coil is dirty. I would say if the coil hasn't been cleaned in years then it's dirty. Regardless of how often the filter is replaced.
I would do the cleaning first. first, because it's the easiest to do and doesn't cost too much. and second, because if you call some one in to check the charge they will want the coil cleaned anyway. The dirty coil will through the whole system off.

Use non acid, foaming coil cleaner. Do not use cleaner with acids in it. The foaming cleaner generates heat as it foames and pushes the dirt out. You have to let it sit for 10 - 15 minutes. Resist the urge to rinse it off sooner.
Use a regular garden hose to rinse. You will need a wet vac. Maybe you can borrow one?

Good luck

Danny

Heres the thing, I cant clean the coil that is inside the house since its about 4 feet off the ground in a closet at a landing on the stairs. Plus the vacuum I have access to doesnt have a long hose. Again, dear santa, a proper shop vac please.

the coil outside did not freeze, it was the one inside that froze.

Her realtor gave her the number for the HVAC company they use and hopefully they can make it to the town home before 2.

So thats that I suppose

Pull the cover off of the coils, and heavily spray water from the inside through the coils...it's about the only way I know of to clean them.

Inside the house the coil froze, I am not taking a hose inside the house. I am a bit smarter than that. The outside unit did not freeze.

This has happened before but with my parents unit. It's more or less a regular occurrence in fl since the AC is run most of the year.

It might be low on freon since there was a leak about 3 years ago. I feel like I keep repeating myself.
