I think we're lagging behind you a little bit in central CT, but not by a lot. Starter to mid-size ($180-250K) homes don't last long, the $400K+ market hasn't quite swung around here. My father's lady friend's house, a nice little updated ranch on 7500 sq.ft., was on the market for two days before she had two offers on the table. Those prospects are now in a bidding war against each other.

There seems to be a lot of site prep to build all over town, in different class neighborhoods, without much building activity. I'd imagine they got the land at a good price and are just waiting until things "feel" better to start building. We do a lot of builder's special-type seed (read cheap) when there's a lot of new construction. I guess we'll see over the next couple months how things are going.

Considering the price of gas and our prices I'm sure you could find it cheaper, closer. Not that I wouldn't make you a deal and enjoy the visit, though. And you won't find better. Time it right and we can get try to get Fulcrum and cmb and grab lunch.

Never give up on that dream, C! A buddy of mine has a gasser 31' Tiara that we used to fish a lot in our pre-kids days. Sweet boat. I've still got visions of a 42' Post running through my head even as I bomb around the lake in a 60's aluminum w/15 hp outboard or my POS SeaRay.
