Thinking about buying a couple of acres in the North Texas country

Background:

Right now, I rent about 1800sq/ft inside Dallas (about 15-20 minutes from where I live).

Unfortunately, my landlord recently raised the rent which has me a little frustrated. Not so much at him , but at how much I spend on storing the old relics that I own. It's about the same as an $80k mortgage (including taxes and escrow etc).

I'm now wondering if it makes sense to find 1-2 acres of county property to put up a 30'x60' metal building.

Now here's the problem. I have no idea how to find land lots. All the real estate website show lots in cities that have all kinds of restrictions that I want to avoid.

Has anyone done this?
How does one go about financing?
Does anyone know anyone in N Texas (preferably within 20 miles of Carrollton, TX) that has some land for sale?

If I move again, I'd really like to own the lot that I move to so that I don't have to deal with a landlord or move again.

Advice is always appreciated.

Realtor.com allows you to search for land if you do the advanced search. Loopnet mostly for commercial land, but you see lots there. Also look at foreclosure auctions. Hell, even Craigslist and local papers. Some sellers of land will carry back.

Yeah, I've been checking all of that, but it seems that they all list city property. I'm trying to avoid cities because I don't want to deal with restrictions.

Thinking about it, it may be a word of mount effort. As in drive around and find someone who may be willing to sell me some land from his property.

But I'd be very interested in know how people finance land.

Howdy Al,
Cabelas sells land on their website. You can also check out the individual agents to see what else they have. Google United realty. They deal in rural property. Another Google search for "Texas land for sale" will give you a lot of choices. Financing land through an agent is like financing anything else.

would be hard to find anything within 20 miles of Carrollton. A 20 mile circle gets you to denton. There is some empty space on 380 between denton and McKinney. NW of Denton around Krum would be a little further. The stuff within 20 miles can be hard to get to.

The land realtors are hooked into lenders that finance land purchases.

In order to get away from the city regs, you will have to go beyond Collin, Denton, and Dallas counties. You might not even be very good for the long term in Fannin or Grayson County.

I moved out here 90 miles from Richardson in 1986 when my children were very small. I commuted 90 miles one way when I wasn't traveling or working at home. One of the best decisions I ever made.

Yup, all of this seems to be good advice. Look to the north and south of Krum as there are a few cities that have not hit the developer radar yet. You might also look into Van Alstyne, which is a pretty little city, but it would be a hard slog into Carrolton each day since you would have to transverse north Dallas both coming and going. Of course, if you don't mind the tolls there is the George Bush, but you would still have to deal with traffic in McKinney.

But before you buy..... Beware!!!!!!!!!

Some Texas counties have gone to what is called 'unified code' or something like that. An example would be Williamson County which is just north of Travis County. The bottom line is: All the building codes and property codes of the county seat apply to the entire county. IF you are planning on just tossing up a metal building and going nuts in there the city can come out and shut down your shop even if there are no zoning laws where you live.

The things is: It's complicated, but it can be checked out in advance.

Have you looked into buying an old commercial building in downtown Carrolton or Farmers Branch? It might violate zoning laws for you live there, but I have found that claiming your apartment as an office will usually allow you to jump through a zoning loophole.

I'm looking around Del Rio for land.Wild small hog looking things,Mule Deer,White Tail Deer too. Around Del Rio Langtry,Sanderson area.Lakefront it to high unless you jump on a newly deceased owner sale.Some at 1 acre $99. down $99 a month.

Thanks, this is good information, especially around unified code. This would be a weekend thing so I'm not too concerned about the commute. The 20 mile rule is in place as it will allow me to get there quickly if I have a break in etc.

I did look into commercial buildings around the Harry Hines / Walnut hill area, but you can't get anything for under $300k and I may still face the same restrictions that you describe when getting a CO.

Hollandranch.com Hanz and Bianca might set you up with shipping some of those prize MBs if your sizing down the herd.A Dutch couple that moved to Texas to start a business renting OLD AIRSTREAM TRAILERS ON THEIR ACREAGE.He being a car guy started hunting old cars in the area that either was abandonded or just sitting on someones land ,he then set these up for resale once a deal was made .The new business became quickly successful which specialized in unique and antique cars set for overseas buyers .
They may have some inside info on land out in their area of Buffalo ,from what they told me some yrs back it was very cheap ,the only real regret was not investigating on how dated the old water well pump was and the depth to which it was dug ,Cossstlly.
