I've tried to make this topic about 12 times across a week.... aaaand Well. I've never liked how it sounded... how it was worded how just crappy it turned out. so I've deleted the drafts... maybe this one will get posted... maybe it wont... time will certainly tell.

I will be taking a break from here (I do check in. just not post much) but I think beginning next week. I wont be on here for... some time. while it wont affect day to day things here. some of you might want to know why. a few of you do already...

I'll make it simple. We've lost our house. Yep. Lost. Gone. taken. bye bye. Due to a contractual agreement I cannot discuss it freely, however long story short. Payment went up (non adjustable rate Mortgage) and it was well over what we bring in a month. we tried everything in our power to keep the house but at the end. Goliath got david... not that it wouldnt've happened that way anyways... us against a giant corporation of a bank but it leaves quite the mess.... Most of my cars thankfully are off site. those are fine. most of them got sold or crushed to pay for a lawyer. Lump, my 300TD I still have. the POS van I cant do diddly with is still everpresent and a current vehicle. but thats neither here nor there. (before you ask, no. Lump is not worth selling. while it runs it needs a ton of work to even be worth something...)

as October draws near.. We have to be out. Where.... I dont know exactly. Every single place I've looked at now is not setup for our needs (mum is in wheel chair and doors are not wide enough) or they find out she's in a chair and say our credit due to the foreclosure is not high enough and wont rent (to get around the Discrimination thing they have on the books here) so... I dont know what to do.... really. in a matter of weeks we will be out. homeless possibly though unlikely.. a friend has property he'd sell us. we could put a mobile home on it. but that is proving to be fruitless at the moment as now we have to wait 3 years to finance ANYTHING again... our finances are gone into fighting this fight for.. well nothing. between getting taken on this van, fighting this fight, having to buy yet another vehicle, there's nothing left... So thats my story. you'll know why I'm not here for awhile. I will try to check in as often as possible as I pack things and attempt to move them to storage and figure things out. try to get cash together for security deposit or down payment or something.

Sorry to hear about this. But I think you still have options.

Sounds to me that you ought to be able to comfortably find a nice rental situation. This might need to be in a nice, but different area from where you are.

Have you tried to put together a good budget with the help of a financial counselor that can be trusted.

An honest financial snapshot sounds like it would be useful and may be needed; once you have a budget, then stick to it. Maybe then things will work out better and with less stress.

Sounds like to me it is only a temporary thing.

One thing not everyone knows about is that occasionally you can get a "lease option" with a rented home. Depending on a number of circumstances, you can sometimes negotiate a rental deal that allocates anything up to even 40-50% or your rental payments as credit towards the down payment on the house you are renting.

Things like this are actually done, the landlord/homeowner feels pretty secure that his renter is hoping to accumulate enough to actually BUY the house sometime, and in such a case knows the renter will take especially good of the house he is living in, because he is hoping to eventually buy it.


A decent mobile home situation might work too, so long as you are aware of ALL the details, I don't know much about this, but you ARE a homeowner, although you will have to pay rent on the land underneath the mobile home.

You may have to taper off the luxuries for awhile, but you CAN climb out of holes like this.

Once when I was young, I was down to my last $8.00 in the world but got a decent job the next day, so I do know what it is like to be in a financial pickle.

One thing that I have learned that has served me well, is to when possible, NEVER to be partners with BANKS, not in anything;

I am retired and am by choice -partners with NO banks - no house mortgages, auto loans, NOTHING.

If I don't have the wherewithal to BUY it for CASH, I just don't want it; not that I don't Like whatever it is, but those legal contracts are written by LAWYERS for banks and loan institutions, and they are called "ADHESION" contracts, written for the protection and benefit of the institutional lenders, and in "Debtors Rights and Creditors Remedies" the cards are stacked against YOU the consumer borrower pretty much hopelessly.

Have you looked into and additional services that you or your mom might qualify for that might lighten the burden? There's supposed to be a safety net for those who really need it, it sure sounds like there would be some qualification. Plenty of folks take benefits for life, you ought to be able to get something to help you get yourself back on your feet. As I've found out post-fire, sometimes you need to swallow your pride and accept help when you need it. Not something that I was at all comfortable with.

Any chance your friend with the property, who already knows your situation, might be willing to lump in another grand or two for a used single-wide or an older, larger camp trailer to put on the property to hold you over for a bit while you get things stabilized?

Yes, I would think your local county housing department should be able to provide assistance. I have some disabled tenants whose rent is partially paid thru the local housing program.

Things of many forms happen that are really painful. At least I suspect you are young enough to recover. Our system allows fresh starts today. This was not always so.

Older guys like myself never have that option left usually so we are somewhat more cautious by nature. I cannot say that I hate financial institutions. Just that today and for quite some time perhaps they act in what I consider irresponsible ways towards borrowers. Borrowed money is just too easy to come by since I grew up as well. Until you burn yourself.

At one time the borrower was much more cautious to not get a client overextended. I do not blame todays crazy conditions on the young. Many have been almost subconsciously conditioned to get into what I would call questionable financial circumstances.

It sounds like you need a friend or relative with a ton of lives experiences to help guide both your choices and hopefully find a way to get you going stronger. What has occurred that looks pretty black at the moment may have a hidden benefit although you may not see it yet.

Personally I never enjoy seeing someone in a squeeze. We have an educational system that to me always did and still does go into default by neglecting to teach how to manage financial things. To me it is far too important of an area to treat it as lightly as they do.

I learnt about financial things around the family kitchen table growing up. Same as I did for our four daughters. Otherwise I strongly doubt we would be in todays position ourselves.

It never was how much you make. It was how you disposed of it that makes a major difference. Still does at our ages of the wife being 67 and myself 72. I also suspect how difficult it may have been to post this issue for you.

We make too much to qualify for public assistance. just have to find someone to work with us on the whole rent thing. just a crazy situation. making rent is no issue, that is doable. deposits etc. now there's a fun one. I am hoping that a mobile home comes up for sale cheap we can have put out there until either I can build myself or have a newer M.H placed in it's stead. As for Luxuries... I dont do those. the biggest luxury I afford is a full tank of gas. which will last me 1-3 months depending on the amt of travel I do. things will work out... just needed to vent a little I guess. I appreciate everyones kind words, I really really do appreciate it

Not sure about the why of some of your writings above, as per corporations against you? That makes no sense (to me) whatsoever. If you can't pay your bills, does it matter the who or the why you're losing the home, when you're delinquent? I think not. Apparently, you'all got upside-down - badly. IIRC, you're a good 25 years younger than I am. Are you not able to hold a job or earn money to pay for your living expenses? If not, why not? BTW, most any Church will help you guys out for food, medical, and shelter needs. I know my brand will and would - regardless your affiliation. Have you not tried that vein for help? Do you not have any relatives somewhere in the Country that can put you two up for a while? -Just using common sense here. I have a Brother that would care for my needs if need be. That's understood between us. Do you not have such?

How does the payment go up on a non-adjustable rate mortgage, other than little tweaks to account for your escrow portion (taxes and insurance)?

Good question. I should be clear, the loan was not mine. it is/was my mothers house. I live with and take care of her and the property...

We've always paid the property taxes and the insurance on the house so they wouldnt need to escrow anything, the PMI was part of the payment. one month the payment was 1800 bucks the next month 2650 with no explanation, I tried calling, they said the escrow was in negative balance but I told them nothing was to be escrowed for anything we payed all of that incl the PMI with the payment but they diddnt listen, I sent all supporting documents in and it bounced around multiple times. Faxed Emailed everyting and it just got to the point where they said pretty much get your **** get out. they did their forclosure proceedings and we lost. there's more shady things about it then that... they released half of the property and diddnt adjust the value so when they did that they took 30-40% of the appraised value. former owner of the place built a giant whale of a house on it (we've had flooding issues ever since) the whole thing is a giant Cluster. thats about all I can say on it...
