Toilet flusher thing. Ever see one like this?

It's in one of my rentals. Never had an issue with it till now. Opened up and was a bit confused. Fiddled with it and it seems pretty cool and simple. The white tray fills with water (about 2 gal it looks like) and when it fills, the black float cuts the water off. When you flush, you press the lever on the side and it tips the tray over and dumps the water. No flap so the water goes straight down.

I had to go over because the valve was leaking a bit (gray thing) and the float was not working (it was turned horizontal) fixed that issue but I think it still leaks. Not 100% sure since Im not sure how the water should be coming out to begin with.

Anyone ever see one like this and know where to get parts. Not even sure what its called.

New one on me. I was surprised to see that it's a fluidmaster item and that Home Depot, apparently, carries it. Looks like trouble.

how is the pivot supported, is it standing on a couple legs off the base of the tank?

seems like a lot of force on the lever of the handle, is the action similar to pulling up the stopper?

It's on two center pivots. See those rectangular towers at the ends? Those are the pivot points. It's actually well balanced. The force on the handle is minimal. Equal if not less than a conventional stopper pull.

It does alleviate flapper leaks but it looks to me as if it is imply a mechanism to reduce the volume of a standard sized tank.

I agree. The volume of water seems quite small (may be 2 gal) but I do like the idea of not having a flapper to deal with as that seems to be the most common issue.

Small leaks in a flapper can often be fixed by cleaning the seat with a Scotch-brite pad.

Flapper issues may depend on the water and it's mineral content etc. Around here it seems to average about twenty five years between issues with them. Pretty simple to address when present. Plus parts are cheap and everywhere.

. There are some newer replacement valving units that do not seem to stand up well sold over the years in my experience. I really preffer the older straightforward designs.

Would I personally buy a unit as displayed for a tenant unit or even ourselves ? No way. I have nothing against progress either.

It is pretty funky. I imagine the theory behind it is to create enough flow via the dumping action to clear the...bowl contents...using quite a bit less water?

If it's at Home Depot, it's particular, and you have a need for it, buy 2 or 3 for the future. That store is notorious around here for carrying items, then discontinuing them.

The problem I have had is tenants will put cleaners in the tank which destroy the rubber bits.

This showed up in NY when they mandated the switch from 5 gal to 3.8 gal tanks and as a landlord who now must pay for the water, you had a choice of a couple of bricks in the tank to reduce volume or this type gizmo...

Having seen my share of cracked 5 gal tanks due to idjits dropping the bricks back in after cleaning the tank, I can see this as an alternative but there is another gizmo which is a PVC type dam you install to reduce the volume...less mechs to go wonky.
