It's a rented space about 10 mins from home.

5 of us rent it/split the cost. We have that lift, a compressor, mig and tig welders, an office, outdoor living area, kegerator, bathroom with shower, 10 outdoor spaces, and a few indoor spaces. We're building a loft on top of the office with a futon for people that are too tired (or too drunk) to go home. One of our shop neighbors is a brewery, so we trade them some lift-time for beer....

Actually, one of the guys that is in the shop also owns a pizza-joint that's about 15 mins away. He usually keeps a pizza or two in the fridge for the "drifters" that come by the shop. It's a Pizza-Guys, so it's cheap stoner pizza, but I won't pass on free pizza!

I have lots of experience with Andersen and Marvin windows for homes. What sort of doors you needing?

I'm looking to spend a total of about $50K, updating my Texas residence. Homes are going for up to $190K, for 3/2/2 cracker box 40 yr old tract homes on slab of 1,500 SF.

I basically want to update then sell. I want metal frames and thick double pane glass.

I thought I'd go with commercial door/windows on the small home. Sure it's more $, but I want the HD (heavy duty) look and quality of commercial building materials.

I'm wanting to replace (3) front windows, (1) main entryway door, the double garage door, and a 16' run of the rear patio sliding glass door, and kitchen windows.

1st step are the doors and windows - then the complete kitchen remodeling and taking out a wall from kitchen to great room.

What I'm looking for are the brands and those sources of commercial / sell - commercial window & door products. Then, hopefully I can find a suitable installation contractor.

Joe, come on now, fess up, you've been watching HGTV haven't you?

I have no experience with metal framed windows. I suspect the type you are wanting might be three or four times the cost of the two quality brands I mentioned. I doubt very many people would put extra value on commercial windows.

If you're looking to sell I'd probably go with a high quality local company who makes vinyl windows to fit your openings. No carpentry, drywall or paint work needed in that case.

OK.......what you're conveying makes sense. Just throttle back what I was thinking about in materials. Yes, I watched a lot of HGTV, in January and February when visiting a friend in Memphis, Tenn. over the Winter.

BTW, I still am wanting an indy for my MB CDI in Greater Memphis - if I need one while there in the MB from Texas.

Have you ever been or gotten interested in the mighty CDI sedans? Seems like they're all the craze on Diesel Discussion forum(s.)

Unlikely to make that investment back on a sale.

If homes are going for lower prices, list it as is. Dont blow 50k to make an extra 5k on the sale price.

That may be high for the area, but low nationally. The real estate market is nuts right now. Great time to cash out of a building, but no way would i sink 50k into it first.
