Landlord stories

Yesterday the Mrs. and I met our #3 lovely daughter and her family at Turkey run park and camped next to each other and hung out. About threeish I got a call from one of my tenants. He was stuck in the elevator. In fifteen years of owning the building this has happened very few times....I'd say less than five.

I called my brother and he was there doing some other things so I asked him to try calling the elevator from other places as once or twice this worked and the elevator started working again. No such luck. I called the company who does regular maintenance on the elevator and their nearest guy was on the south side of Indy and would take about an hour and a half to get there.

So I called my tenant back and said sorry but it would be a while before I could have him out.

The elevator guy called me back when he got my tenant out and again when he had fixed the problem (something made the governor shut down everything as it was trying to run too fast). No problemo he said all is good now.

it'll probably cost me at least $500 for the trip on a weekend.

As a humorous aside I had a female tenant complain because her apartment has five different light bulbs required (there are three actually). She also said her bulbs were blowing out too soon (as if that is my fault). I told her sorry, but she probably should buy higher quality bulbs.

This is the same gal who moved in and never had the electricity turned on in her name but the previous tenant failed to have it turned off in his name for nearly two months. Naturally the electric company shut it off on a friday afternoon so she could not get power til the next week and lost some food in her fridge. She acted like it was my fault because I did not tell her she had to turn on the electricity in her name.....she said she thought it was included in the rent (though the lease very clearly states it is her responsibility).

Prince, was found dead in his home's elevator - if accurate. They sound like a dangerous liability - all things considered. One more potential ongoing expense, and potentially deadly feature in some buildings. Our buildings weren't over two - flights of stairs up/down. I'm interested in what's being used and available these days in upscale residential two - three story lifts - as they're quite commonplace in one region I'm considering relocating to.....

...But a necessity in a five story building.

Most lifts up to ten or so stories today are hydraulic the cab sits on a hydraulic ram.. Mine is a traction elevator.....meaning the cab hangs from cables.

they have a lot of control parts and as such are vulnerable to break downs. Not really very dangerous from a life safety standpoint but the chance of getting stuck inside is a real one, though it seldom happens even on a unit like mine which is 100 years old, if well maintained.

I pay about $400 a month for a maintenance agreement, including all repairs needed that can be done during regular working hours. This one will cost me since it happened on the weekend. If nobody was stuck inside I'd have waited until Monday for the repair.

$400 per month seems like a hefty sum to me. Was walking around your neighborhood the other day and ran across a house with fake grass. Looked quite good. Hard to tell it wasn't real except for the fact that it was green and everything else was brown. The gears started turning in my landlord head: Hmmm? No lawn service, no water bill, no sprinklers to turn on, blow out, maintain. Perhaps a good idea.

Or in the hospital, on vacation, got his electricity shut off or is caught in an elevator...

I was trapped in an elevator a couple of years ago with 2 young women. The light in the elevator went out and the elevator phone didn’t work. Neither did the cell phones. At least the floor was carpeted.

It was about an hour before someone came by and another hour before the elevator tech could get us out.

No but it has a cool art deco interior to the cab with polished aluminum, stainless and bronze trim with a stained glass ceiling that I installed. The floor is ceramic mosiac tile.

If you think $400 sounds like lot think how it sounds to me! Seriously, have you ever priced it? I have had numerous elevator maintenance companies. This one provides very good service, the elevator seldom breaks down, they don't try to bill me when inappropriate and don't bug me about buying a new elevator.

Well, the social agency which runs his senior housing agency says he's not dead. They didn't say whether he was demented or not.

I dont have lots of properties or been doing the landlord thing for long but my tenant died in my unit.

I have not had any die yet, but one disappeared owing me 2 months rent and left all his belongings behind. I asked the police to come over and see if there was any foul play. They thought it looked like he just ran out of money and took off. I actually sold some of his stuff for enough to nearly match what he owed. (That seldom happens!)
