The owner has made statements to me that they are 'security dogs'. I got news for her, a well trained security dog ONLY barks when their is an intruder present. Otherwise, they are like a car alarm that goes off ten times a day, the neighbors pay them no-never-mind.
It's an honest question, sorry i missed the line about the owner saying they were security dogs. It sounded as though you jad never talked to them. Obviously you can do whatever you want but it probably wouldn't hurt to be more diligent in going over there and talking face to face before blindsiding them with ordinances and lawyers and trying to gang the neighborhood up. They probably don't even hear their dogs anymore since they're so used to it.

I'm not sicking lawyers on them; I'm first starting with evidence gathering, i.e. microphone and possibly a camera. I have learned there is a small percentage of real estate agents who know how to deal with barking dog issues. They had to learn how to deal with the issue because their sales commissions are predicated on selling houses in QUIET neighborhoods.......

Speaking of talking to them; I know them fairly well. I read them as the type who doesn't care about anyone's problems other than their own. They might act concerned to your face but once the conversation is over they go back to doing what they always do, letting their dogs go off. IMHO, you are wasting your breath talking to them.

It appears the dog's owner has pawned off the problem on her adult children. She doesn't interact very much with HER OWN DOGS. It appears she is the type who buys nice dogs then does very little with them.

The first prospective buyer who BOLTS because they hear loud non-stop barking next door will cost both myself and my real estate agent a LOT OF MONEY AND TIME.

I interviewed twenty real estate agents when I sold my last house before I found a winner. I was real real choosey up front but it paid off; she sold the house in three weeks flat. Some days she sent 20 - 40 people accompanied by their real estate agent to my house for viewing.

I'll never forget one of the buyer's agents. He gave me his card and then proceeded to tell me in so many words that he wasn't there because he thought my house was so great, it wasn't. He let me know he brought prospects to see my house because he and the rest of the real estate community had a lot of respect for MY real estate agent.

A few thoughts; a world class real estate agent can save you a LOT of worry, time and money. In my experience, around 9 out of 10 real estate agents approach the business as a hobby. You have to go through quite a few interviews to locate a WINNER. My former agent had assembled her own TEAM of winners, lawyers, title clerks, bankers, notaries, etc. She had the business of real estate sales down to a science.

I remember quite a few real estate agents told me "the market is down, nothing is selling". The real estate agent I went with didn't talk negativity, she was a market maker. When the going gets tough, the tough get going. I'm convinced she will sell houses no matter WHAT the economy is or isn't.

Invite the neighbor for dinner. Serve them a rich, flavorful stew full of meat and vegetables. Be a shoulder to cry on about their missing dogs. Keep the bones for your dogs.

Ha ha! Yesterday, their dogs damaged the fence again. After I got my dogs in, I heard the sounds of a hammer so I assume they were trying to fix my fence. I'll have to check it out.

I've located some information on microphones that work in conjunction with security video cameras. None of it is inexpensive; that said, the combo of audio and video will monitor for ANY intruders attempting to break into either the yard or the house. I'm also going to add upgrades to the outdoor lighting.

Since their dogs are violent, I'm getting quotes on a new fence to stop their savage beasts from breaking through........

Your local rent a blood thirsty canine for a day might tame those wild beast back into their owners home ,Im thinking of this one breed that will make them hide for a few days until the coast is clear.Dog The Bounty Hunter

I even have trail cameras that record sound with video, and they are triggered by loud noises as well.

yes the phone records, but I want to sync video with audio thus the need for an outdoor camera set up. It will serve double duty as security cameras for the house. I'm also going to add motion detector outdoor lighting.

I don't want to have to go outside everytime I hear the canine canons go off just to get some vide/audio recordings using my phone. I really regret buying this house.......they've made our existence a living nightmare.....

Need to purchase outdoor microphone to record neighbor's barking dogs.....

Your town doesn’t have noise ordinances? Might be time to make some sound triggered ultrasonic alarms. Id also install some farm grade (translation : boiler igniter) shock wiring two inches inside your property line near the fence.

You have my utmost sympathy. Barking dogs were a major decision in us selling our home we spent 27 years building/improving. I spoke with the neighbor many times over the years with no success. They just didn't care. He would leave for a job for 8 hrs and the dog would start barking as soon as I heard his truck drive away. You can't fix bad neighbors. He also had a big pot farm-way out of compliance but no way I'm turning him in. another neighbor in back let his dogs bark in the middle of the night. It got where I didn't want to go outside and we lived on 3 acres. Some times you just have to move. I will never live on rural property again. Just too much to go wrong with the neighbors. Don't get me started on the private road they refused to cooperate on getting repaired and it just got worse and worse. I could never have driven my coupe on it.

I was going to record our dog barking for evidence when I thought I might pursue a remedy. I found some sound activated recording software on Ebay and several different kinds of parabolic mics. In the end I read that no successful dag barking case had ever come out of the courts in our county-it's a very low priority for the courts.

Sorry to hear about your traumas with regards to dog barking. I'm planning on getting a real estate agent involved who has dealt with dog barking issues.

Real Estate agents do not like losing a house sale for any reason. The first buyer who bolts because of barking dogs cost the realtor AND the home owner $$$$$$. A really competent real estate agent knows how to get the City involved to take care of the problem because their sales commission DEPENDS on taking care of the problem.

As far as rural land goes, that may be another issue altogether......
