Property value/taxes

The investment property thread has me thinking about comparative property taxes. What are property taxes like where you live? Post your home's approx. market value, property tax, and type of location.

Value--400k
Yearly property tax--$2200
Urban, inner city.

Non-homestead Lansing MI $12,660 That is what an investment property will set you back.

Take your example.

Here, a 400K house is going to range from $4.5K(ish) all the way to $10K.

OTOH, a 900K house may also fall in those parameters. Local gov. here is VERY mis managed and corrupt -- with few people questioning it. So the scale is VERY hard to pin down. Generally, the more inner cities (poor) a county house in NJ, the higher the taxes... That is why a town like Maplewood pays so much compared to Saddle River...

(I know those towns don't make much sense to those people outside of NJ area...)

Are these property values that are being quoted assessed by the government, or the actual market value of the house (i.e. the value that houses are actually being sold/exchanged hands in your neighborhood)? The property taxes being quoted here are really high compared to the actual property values though...I always thought American taxes were low compared to Canada...

These are all approximates - but close approximates.

1999, Portland Oregon (Zip 97219) Value $260,000 Taxes $5,200.00
2003, Baton Rouge (Zip 70808) Value $235,000 Taxes $1,300.00
2005, Golden, CO (Zip 80403) Value $375,000 Taxes $2,200.00

Interestingly, if my current home was just another 3-4 miles to the west, in the neighboring county that's chalk-full of casinos, my taxes would be in the $300-$400 range.

It should be market value but it does not always work out that way.

What your home is assessed at and what it is worth are usually two very different numbers.

A house with an assesment of $160k could be worth $600 easily.

Yes...this is why I am wondering if these values are the assessed values or the actual worth/market values...

3 Bdrm Townhouse: $275,000
Taxes: $1,100
Water & Sewer: $400

We are selling and buying a house for around $480,000 - $500,000 in Port Coquitlam. Taxes I believe will be around $2,200 in the area we want....

My amount is based on the county assessed value. Here, that is what your taxes are based on. Market or sale price is irrelevant (except when they reassess the area)

I was hoping people would put down market value since assessed values can vary so much from market value.
