Anyone use LoopNet?

Anyone use them to find good commercial RE listings? If not is there a better source? The slow season is starting and I have an itch to run some numbers.

I use it pretty much everyday. It's a good resource. I wish it would map multiple listings.

How is the $30 a month membership, is it worth $30 a month...

I am not sure what the $30 a month service is. I think we pay $600 a year but that's because we list commerical properties regularly. The listings on the front page run $1k a month.

Interesting, do you sell comercial real estate?
I came across LoopNet last night and noticed its kind of like MLS, looks like some good inventory. But one wonders how often its updated.

I don't personally but perhaps in the near future.
I work for a commerical real estate, commercial and multi-family property managment company, we're a one stop shop for everything but direct funding. But we have contacts for that too. Loopnet has the listing status (active, in mediation, off market etc) required to be updated every 30 days since some listings just sit there collecting dust. It requires you to verify when you log in so that they know people aren't putting up a bunch of inactive or sold properties to increase exposure. They do have a lot of listings and the presentation is very nice. The customer service is very good. The site does some of the breakdowns that MLS doesn't do like Price per Unit automatically when you are looking at listing information. |

Ahh a managment company! Good ones are very hard to find.
I love comercial real estate, looking forward to buying some in a couple of years. How are the returns on cash flow property in your area? In my area smaller homes have some really cool cap rates, all negative! The bigger buildings are usualy 10% or higher though. Cash on cash returns seem to be the best on midsized to small buildings, say 5-15 units.
