comments on ohio river property near madison indiana

we just got back from a couple days in madison. i found the river frontage property to be apparently incredibly inexpensive. judging by the value of the buildings and or trailers parked there.

it looks desireable the view across the river is quite stunning, imho.

anybody have any insight as to the reason for apparent lack in value?

Isn't the Ohio polluted like the Wabash? I have a lot of friends in IN and seem to recall hearing that but I could be wrong.

Have you talked to the locals yet? Is there any industry around there? How is the fishing?

IIRC, the Ohio caught on fire near Cleveland a few years back due to all the flammable stuff in the water.

aklim's right, but if the fishing is good but they have three eyes (simpsons) I wouldn't eat them.

I don't know anything about the area, could be anything. If you smell a deal talk to the owners and try to lock it up. Usualy an option works.

Me neither. But if I did catch one, I'd sell it.

If the fishing is good, it might be that they haven't developed it yet. No industry may mean it is a good time to buy. Is this for living or investment, BTW?

Uh, the Ohio river is South, Lake Erie is North and is what Cleveland borders. Tom, one big reason the land is cheap on the Ohio is that it floods frequently. If you buy down there, buy way, way above the river!!!

i hear they have bass tournaments there now. so therefore it is not very polluted, i heard.

i wondered about that.

i think this is something which would have to be disclosed at purchase,

i was actually thinking of developing some retirement condos there. me living there? perhaps part of the year.

the roots are deep here in lafayette. kids and grandkids seem to be gravitating back here. this is something we have encouraged. the opportunities for business in the town you grew up in are great. since i didnt grow up here i have been often reminded that i didnt grow up here.

less than here in lafayette.

the lake property in northern and central indiana is pretty valuable and the river property looks to be inexpensive based on the condition of the homes and trailers located there.

Isn't the Ohio the river that caught fire?

Also, check the Corps of Engineers and/or FEMA flood maps.

Check the NRCS soil maps to see whether you're dealing with wetland soils.
