Closing on a house tomarrow...

And another on Jan 30th.

This is fun I need to try to do it more often.

My aunt is closing on like three tomarrow.

Its nice getting paid for a change, more so in this market. Whats killing me is that I have potential buyers, they are all just in lets wait and see mode.

My goal is 12 in 08, its going to be hard but I think its in reach.

Yeah tell me about it, money is nice for things like fuel, cloths, food, you know all that stuff we rich MB owners enjoy.

I just pulled off a good one, I got one of my listings under contract for damn near asking, and nothing I mean nothing is selling that is comparable.

When the people tell you what a great job you did ask for the referrals at the closing table, hand them a piece of paper and pen and make them write them down immediately....getting a hold of people post closing is next to imposable.

Good work and you should be able to do 24 not 12.

My girlfriend and I are in that mode right now. I don't see a reason to pay 50 to 100K more for a house than it's worth just because people were stupid over the last few years and are still smoking crack on prices.

With institutional money in the market it may be more stable than it looks. There is more laundered money behind this than anyone imagines. If big money decides to let us drop, I see no bottom.

What institutional money in the market?

The whole mortgage financing meltdown is due to the fact that the financial markets are no longer in the business of securitizing and selling mortgage backed securities.

The computer models that rated the risk of these vehicles were so flawed that banks are still holding large pools (billions of dollars) of mortgages that they can't sell to the finanical markets. They have no idea how to value them, and even if they did, the buyer for these securities has evaporated.

Isn't this the reason that a few banks almost collapsed in Europe, and Citibank needed a cash infusion by Dubai?

Yeah I got my check! Its nice well until Re/Max took half! Anyway I just need to sell more to get on a better split!


Milford price wise is down 1.7% since last year, yeah we are getting slamed.
I just got a contract on my new construction listing for damn near asking price.

Jeff I'm going to get at least one referal off these people.
