In the Townhouse I used to own, I was 12 years into a 15 year loan, and almost had the mortgage paid off.

I sold it in 2005 for a large chunk of change, and rolled the proceeds over into the house we bought. Keeps the monthly payment low enough so that the wife can stay home with the twins.
