will people move back to the coast?

With these seemingly never-ending hurricanes, at what point will insurers make it REALLY expensive to insure property? At what point will people throw up their hands and say "enough" and move inland? I just can't imagine living in a place that can be subject to weather like that, where I have to make a run for it periodically. I'm not trying to insult people who live along the Gulf Coast but I just don't see why you would put yourselves through that...

You'd think that would happen at some point, but then again there are still plenty people who ignore the warnings to evacuate and die or risk Coast Guard and other rescue personnel's lives and resources to get them out after things take a turn for the worse.

I might be able to afford some waterfront property yet. I don't need much more than a couple bedrooms with bunkbeds, a kitchen, a living room and a bathroom. If it gets swept away, pop up another one.

It just seems that it would be stressful, never knowing when you'll have to grab the kids and dogs and get out of town, then not knowing what will be there when you get back. It's disruptive, and I like my routine enough that a disruption like that would drive me batty.

I could never live there for those very reasons. But as a vacation or weekend home with little more than the bare necessities I could make do.

The last time Galveston had a major damage storm was Alicia in 1983 - that's 25 years of paid premiums to the insurance company. The insurance companies may raise their rates for Galveston, but there are many, many people who'll continue to pay the price for the Galveston house. I live among many of them - they're in their 50's to 60's, they have their main residence paid for and they have the Galveston house paid for, they have plenty of income, and the property values of both keep going up. These Galveston homeowners will rebuild and go back - regardless of the insurance premiums.

Many coastal communities are pouring millions of dollars into beach retention projects to protect their expensive new water-front homes. But mother nature is cruel and persistent sometimes. Thats a reason why beach houses have traditionally been modest bungalows which are a much smaller financial risk for everyone.

That is so true, beach homes have been traditionally small shacks, that cost next to nothing to rebuild if they get destroyed. That is what I am planning on buying some day down the road, when I can afford it.

What fun could it possibly be to own something on the beach that you worry about with every approaching storm? I agree with the inexpensive shack on the beach idea. Don't build anything there that you can't afford to lose.

All I meant is that owning things that you have to worry about all the time isn't much fun. If you can own them, enjoy them, and not have to obsess about them all the time, they're fun. Otherwise, THEY own YOU.

Nah, you're right--my parents sold their home in Kiawah after Hurricane Hugo that was severely damaged because my dad's logic was that it isn't a vacation home anymore if I have to deal with a year's worth of crap to rebuild, fight with insurance co., ect.....

Ever heard of the New Madrid Fault? What do you think of the idiots who choose to live there knowing it could let go any time, no warning, and destroy whole cities for over a hundred miles radial distance?

California mudslides, wildfires, midwest tornadoes, floods......yeah, I get tired of hearing about it too.

I guess people will move from the Coasts when China learns how to teleport goods to us and all the refineries move inland.
