Room For Rent

Most of you have seen the posts i've made in the last 6 months about remodeling my house. well the remodel is just about finished and I have an empty room. I've had 2 friends ask me to hold the room for them, but they have flaked out on me. so now I'm once again looking for someone to rent the room from me. If any of you are looking for a room to rent, or knows someone who want to live in the Sacramento area, PM me.

The house is about 20 minuets from Sac. State.

I have seen your remodel pics...hate to see your sweat equity ruined by one or more errant renters!

I have several horror stories about renters...including one who rendered my brother-in-law's house devoid of copper plumbing before leaving for good!

In this dicey economy, I probably wouldn't trust anyone right now...but that's just me...

thank god its not a rental, I'm living there. but I'm young and single, so i rented out 2 of the room to friends, and the 4th room was suppose to go to my friend who was coming home from the Air Force. but he fell in love with some woman in Texas, and now lives in a shack in a dry county in Texas.

Run an ad on Craigslist. Don't take someone without running a credit check on them. MrLandlord.com can set you up with the ability to run credit checks.

Put together an application form. Ask for the person's full information including birthdate, SS, job information, and two previous landlords. Have them sign the application giving you permission to check credit history. Call the previous landlords. Be wary that you might not be talking to the landlord but a friend posing as a landlord. Ask questions that only the landlord would know the answer to, or check your city or county database for the owner of the property and call that person and not the person listed on the application. Ask on the application if the person has ever been evicted or convicted of a felony. Check on the person's employment. You can probably also check on line at your county to see if your potential tenant has any criminal convictions.

I rent apts on Craiglist all the time. You will have a much larger and better pool of potential tenants than just putting out the word to your friends.

I'm pretty tired of renting to friends because they seem to think that just because we are friends that they don't have to conduct business with a level of professionalism. aka, paying rent.

I think a "stranger" might take their lease agreement a little more seriously.

A helpful tip is to write a good apartment ad as well. We had pretty good success with CL ads but depending on the area you're in you're going to be interviewing those people and living with them in close quarters.

If the renters are local call them up and swing by their current place. You can tell a lot about how they will treat your place.
