FHA inspection was this morning. Very nice lady came through with her original handwritten notes, and we checked off each and every item.

Still lots to do, but now we have the great and wonderful advantages of a) re-stocking our savings account (check's in the mail!), and b) no more deadlines other than our own.

The wife and went through a FHA inspection years ago, it was a *****. I think that those inspections are a good thing for potential home buyers. BTW I will mow your lawn for a case of beer. :D:D:D

Goes to show what a little hard work can do to beautify a house. These days there seem to be a lot more lazy people who simply let their houses go down the tubes.

Right now the only difference between and FHA inspection and conventional is closer attention is paid to peeling paint, HVAC serviceability and utilities...and that is only closer attention. An FHA loan should be easier in most regards to conventional loans right now.

Just to clarify - we have an FHA rehab loan (203k). Initial inspection (pre-close) came up with a list of 60 or so items that had to be cleared. Initial deadline was 6 months, but we were able to get an extension (original contractor passed away, Ma got cancer & we are her full time care, Ed had strokes, had to get a house bought and ready for them in town, etc).

Many of the items were simple (replace missing switch plates, broken windows, etc) some of them more involved (rotted soffits, moldy basement, restore power to the barn, build doors for the barn, etc).

The biggest bucket of work was dealing with the peeling paint. Even though every surface tested negative for lead, FHA says it all must die. So every wall, (interior and exterior), every ceiling, all the trim, and the porch - had to be dealt with. Gonna have to bring your own mower, or some welding gear. I found the remnants of an old horseshoe pit (bent over re-bar) with my lawn tractor - twisted the deck and broke one of the blade mounts......

Darling Wife made an amazingly yummy tortellini with butter sage sauce (cannot begin to describe how much better fresh picked from our own garden sage tastes than ANYTHING from a store or farm stand) for dinner last night.

Sat up our funky three foot tall cast iron candelabras on either side of the porch table, grabbed a bottle of a very nice sweet white wine, and brought Ma outside to join us for a lovely hour plus of decadently rich dinner, fun conversation, deer watching, and firefly counting.

Life is good.

Cool, I'm use to finding metal things in my lawn. When I bought my house here in KY in 1997 I mowed right the hell over a still. I will be at your house in the morning, have breakfast ready. :D:D:D
