Going to have to change my profile picture

Finally.... finally.... closed on my new house!!

Right next door, considerably larger (much better suited to our 5 member family), custom built, beautifully landscaped, and it has.... A GARAGE!!!!

Haven't had a freakin' garage for almost 7 years now...

It was a short sale, my mortgage broker (don't ever use a mortgage broker) was a complete idiot, the sellers mortgage company sold the loan halfway through the deal, there was a hurricane (requiring another inspection), Thanksgiving wasted a week (seemed like no one did a damn thing during the days they were actually at work), the sellers agent's father in law passed away (RIP) the day before we were supposed to close (add one week), and the 'speedy' e-close system took two weeks for everyone to get themselves the proper software and 'into' the system....

My initial bid was accepted on May the 12th...

Just glad it's over, and the house is ours.

Fortunately the tenants I have moving into my old house have been very patient, and are still on board.

Spent today with my skidsteer cleaning up around the edges where the PO had been somewhat lax in their upkeep of the property. Few more years of those people would have created a ton more work.

Going to be asking a whole bunch of WTF is this plant/bush/tree questions come spring... there are things planted everywhere...

Congrats, well done.

When you have a moment be sure to go to the County Recorder's office and record a homeowner's exemption on the home to reduce the property tax a bit, it is your right.

Enjoy your new place!

Homeowners exemption... don't know anything about that... seems like I should do some research...

to clarify

I forgot to mention also, you should ALSO visit the Tax Collector's office with the APN (Assessor's Prcel #) and the street address of the rental property in hand and check to see if there is a homeowner's exemption on it, you had put, and if so, remove it.

The Tax Assessor can get cranky if the should discover two homeowners exemptions on two homes, because it is hard to live full time in two homes at once and reap tax benefits from both.

And read the final title insurance policy. ALL of it. Make sure it's a buyer's policy and not the lender's. Now and then mistakes do happen. (I used to be in that business.)

Like if for instance the utility company has an easement on the land, and the mineral rights under, are reserved. Ande the property description is correct.

I think it could be slightly discomfiting to wake up one day and to find a telephone pole in the middle of your living room and Substandard Oil sinking a test drilling hole outside on your lawn. Or your neioghbor building a fence in the middle of your driveway too.

here in iowa it's called homestead exemption.

Congrats on the new house.

One day, I'd like to get one in CT, myself.

Note, however, that unless your disabled, blind, a veteran, or elderly, you're not getting any tax relief from CT. There is no "homeowners exemption" as some are championing. They constantly speak about things they know nothing about, so be wary of the advice you get.

That does seem to be the case... no amount of digging could unearth any tax break like that here in CT.
I don't mind looking though... If there is even a remote chance...

We do have a homestead law which protects your home from debt collection, and in putting together this deal I discovered that the amount you can shield is doubled for a home with both spouses listed on the deed.
So my wife and I are both on there this time around.

Congrats, B! At least those P'sITA finally paid off.

Tear everything out and plant grass.

Wish I hadn't let our credit get so screwed up (being a one income family and being able to afford to be a one income family are entirely different ), lots of great opportunities out there!
