High water usage in my commercial building

Hello. does anybody have a calculator to figure how much water a toilet with a sticky flapper will flow in two weeks?

The local water company says my building used an extra 50,000 gallons in two weeks from April 14 to 28.

Its an extra $400 on my bill if it stands.

What is the internal diameter of the water line feeding the toilet?

It's a hell of a lot having experienced a similar situation myself.

Looking at that chart, 50k gallons would be at the low end of the flow.

Are you sure someone wasn't filling a water truck / swimming pool?

Did you find an actual stuck flap? If so was it wide open?

OK, I came up with a formula to calculate the usage. It just involves a little observation and timing.

Variables you need:

1. GPF (Gallons per flush) Is it a 1.6 or something else?
2. TTF (Time to fill) How many seconds does it take to fill after a flush?
3. SPC (Seconds per cycle) When it leaks out enough to refill briefly, how many seconds does it run?
4. M and S (Minutes and Seconds) When it leaks down, refills and stops, how many minutes and seconds does it take before it fills again?

Here's the formula: GPF/TTF*SPC*1209600/(M*60+S)

For example: Lets say you have a 1.6 GPF toilet that takes 20 seconds to refill after a flush and it leaks and takes 7 seconds to refill after a leak down. Each leak down cycle takes 10 minutes and 45 seconds.

Plug the numbers in like this: 1.6/20*7*1209600/(10*60+45) = 1050.195 gallons in two weeks.

50K gallons in two weeks is about 2.5 gallons per minute. Seems possible but it would have to be running wide open the entire time to use that kind of water.

If the flapper was stuck up, it would run wide open the whole time.

Yeah a stuck toilet will do that. You have to get after your cheap ass tenants to police this kind of stuff. The worst offenders are always Chinese take out places they are to cheap to fix anything. The only time a running toilet is fixed is if they have to pay the water bill.

i just bought a fill valve with a catch mechanism that as the float rises it kinda ratchets up till the float tops out and the water shuts off.if by chance the flap does leak it will only drain the water in the tank until the toilet is flushed again.

Looking at that leak preventer valve, it will only work if the flap seals enough for the tank to fill up after a manual flush and then slowly leaks out, If the flapper gets stuck up and the tank never fills after a manual flush, the fill valve will still run forever. I've had a number of toilets fail that way.

Do you know how many gallons usage was involved?
