Hands are shaken, money changes hands, title search run, and then it changes hands one fine morning. It can happen like that. I bet it still does.

I've heard that you can buy forclosures on the courthouse steps. They only do forclosures once every two weeks if I'm not mistaken.
Then you have to know the people involved in the selling or they go to the people who they've always delt with.
I know someone who owns like 100 houses. He gets phone calls from everyone trying to get him to buy houses before they even get listed publicly.
