Another hole in the story - now the guy is in "Baton Rouge," LA.? BR is 50 miles from Lafayette. FWIW, if your building were in Lafayette, LA., they'd probably be fully occupied. Lafayette, LA, and much of So. Louisiana has been a business bonanza for several decades running, because of the oil and gas industry. Lafayette even has an area of commerce by the name of; Oil Center. Terrific place to do business, but OMG does it get hot and humid there in the Summer!
