I used to affectionatly call My Dad a slumlord as overtime He bought up all of the Apartments in the Building till it all belonged to Him.
On the Flip side of the of the Slumloard issue it can take about 3 months to evict someone and during that time they stay in the Apartment for free.
Tenents abuse stuff. He would buy a knew Refrigerator and in 3 weeks the Handle was broken.
When one Tenent left they removed a Cabinets Door that had a Mirror on it but still wanted the Deposits back in full.
One time a Tenant who was leaving poured dried Grain down the plumbing and it plugged up the plumbing when Water soaked into it. That Tenant also wanted their full deposit back when they left.
This is the one I like. My Father evicted someone and they stayed for free the 3 Months plus He owed for previous Months Rent. My Father got a judgment from the Court on the total amount He owed. Having a Judgment does not mean you get your Money.
2 Years later the same Guy showed up as He wanted to open an Auto Repair Shop and needed a Loan to do so but My Fathers Judgment was holding up the Loan.
He ask My Father to forgive the Judgment. My Father said that if He paid what He owed (no interest was added to what was owed) that would clear up the Judgment.
Those are just a few of the stories I remember.
Absentee Apartment House Owners often hire a Management Company to take care of the Apartments. They do the bare minimun needed and the Repair Guys barely know which end of a Screwdriver to use.
