Good news, according to insurance agent, a properly installed to-code wood stove or pellet stove is good to go.

Going to check with the neighbors, if they don't mind then I'll install the wood stove I have. If the smoke is going to be a problem, I'll start looking for a CL pellet stove. Might do that anyway as it will require far less work to keep going.
