Taking apart an engine for rebuild is "like a box of chocolates, you never know what you're going to get."
Doing a compression and leakdown test gives you an idea about whether you only need to do the head or go the rest of the way into the engine, but if you do go the rest of the way, you just don't know what you'll need 'til you get it apart and measure everything.
Just like a doctor examines before he prescribes, so goes engine rebuilding. If you don't have experience, measuring, examining and rebuilding engines, the quality rebuilt is probably the best way to go.
Good luck,
