My feeling about office space needs is that with so many working from their homes the demand for office space will soften. At present it appears that values of buildings are still very strong. My residential properties are doing very well and improving. I have decided to put the office building on the market and do a 1031 tax deferred to acquire additional residential properties.

Property is hard to loose money on, I managed one one tiny little house, I should have followed my buddy's sage advice ~ he went to Arizona and bought edge lots in commercial areas and built little 2BR quadraplexes (is that a word ?) .

He raised up the lot about 6" above the curb hight and built these square cinder block buildings, each building had four apartments , an entry door on each side and they were well insulated but the front doors were by design paper thin and the sinks were the cheapest flimsiest crap he could buy ~ he knew he'd only be renting to bottom rung worker bees and the cops would be coming a lot and the toilets overflowing etc., etc. so the water would always run out and down the street and the cops had no problems kicking in the doors, he make money hand over fist and was able to develop each lot to have four buildings on it....

My grandfather was in Commercial Real Estate when the Depression came along and it close to ruined him .

Single story sturdy but easy to fix not too many apartment buildings are the way to go because no matter how badly they wreck one building you have another pulling in rent $....

However you go I hope it works out ~ I hated being a landlord .

It can be a pretty good gig if you choose the right properties to buy and the right people to rent to.

This guy lived in HOTazona and just wanted to have an easy endless income stream, for him it worked out very well indeed .

I do have a pair on some topics but that first hip was a no brainer it hurt so much! My worst joint is so much better than the worn out one which was replaced it was nothing to worry about.

FWIW, they're not like they used to be, only good for 5 years or so and *much* less pain going in and faster healing time too .

I returned today for my three week follow up. He says all is good. With the PT I should be excellent. I can get in shape and get back to my life including the racing.

My Mrs. is not happy about this. She thinks my Forumla Fit autocrosser caused my back problems. She wants me to get another Miata. Unfortunately racing a Miata after a FF is like driving around your granny's mini van. The truth is though that a Miata is still a fine race car, its just very big compared to a FF. I might go test drive a Lotus Elise again....it has the engine properly located....behind the driver.

Is that a good show?

I dunno which is worse me knowing more about cars than the star of the show or comparing it to Kindig *****in Rides where they must charge a half a mil for some of those cars.

Yesterday I climbed in and out of the race car. No problem. I had my #2 daughter along in case I got stuck.. There is an autocross today in Columbus in. I will pass on it not because of pain but because I don't have full fitness yet. There is another final one there in two weeks. I plan to go to that one.

I am almost completely pain free now. An ibuprofen now and then. I am building up my work outs daily now working toward that final autocross in a week or so.

Thumbs up Pain Reduction

Is the reduction in pain due to P.T. ? .

It's good to hear you're doing better, now go shred some tires ! .

I did a bunch of yard works Thursday and am still sore .

It's forecast to rain Monday so Ill get back at it tomorrow, see how far I can get .
