A landlords worst nightmare

I don't allow cats or dogs in any of my properties. It never ceases to amaze me that I can put in my ads clearly and simply, NO CATS Or DOGS and people will still try to convince me that their pet is acceptable.

Whatever, I refuse them.

Last night I had a dream that one of my tenants had a cougar in their apartment and was using it in some sort of religeious/health related nutcake healing ritual.

When I found it out I was having a great dilemma as to how to handle it without getting attacked by the cat. Finally I said I think you are going to have to get rid of this cat, but I'll have to think it over first to be sure. My plan was to call authorities as soon as I got out of that place.

I woke up before it went any further.

I think I may have been watching too many Danerous pets shows on Animal PLanet lately.

I once had a woman tell me she would "share the rent" with a ferret. The ad clearly stated no pets, but she did not see her ferret as a pet, more as a life partner. She said flat out that it would pay rent and she would be sharing the room with a "friend".

She seemed nice enough, but seemed totally incapable of understanding that a ferret was a pet. Would respond to- "you can't move in because there are no pets allowed" with- "I don't have any pets", as she held the ferret in her hand. It was like we were speaking a foreign language, absolutely no comprehension.

There were a lot of awkward pauses in our conversation, and a lot of sideways "is this woman serious?" glances between my friend and I. Finally we had to go with- "Well, we have several interested parties, and will let you know when we made a decision", just to get rid of her.

That's a favorite.

However, some insist in doing the application and leaving the deposit, anyway.

They get it back with a very apologetic letter stating how, unfortunately, we had to select another applicant.

Tom, maybe it is just that a "cougar" is renting one of your places and having um, rituals with her younger prey....

Kerry brings up a good point, what kind of cougar are we talking about? Maybe it's not Animal Planet, maybe too much Cougar Town?

Wow Tom! Are you turning conservative on us or something?

I believe that a property owner should be allowed to deny rental to anyone based on whatever criteria they wish. If as the property owner, you say no pets and make it clear from the get go, then that's what it means. No one puts a gun to their head and forces them to obey your rules. They agree to them before hand. If they violate them you have all the right in the world to put them on the street.

This, of course, goes both ways. If as property owner you violate something in the agreement like maybe agreeing to maintain the plumbing or something, then you have to be held to what you agreed to.

in our litigous society you have to make sure you have a clear reason to deny renting to someone, otherwise they will bring a discrimination suit.

do you live in Ohio, maybe you saw the news about the wild animals roaming around and it got you thinking about people who keep them. when I was younger in Cincy there was a guy who used to drive around lown with a big male lion in the back of his pickup truck.

Tell her that you will consider the ferret as a tenant, once you have a chance to review its credit score.

fair enough but it cuts both ways, if the owners were allowed to wholesale deny renting based on opinion would we be better as a society

I agree, but it doesn't work that way. Renters have more rights than owners.

One of the happiest days of my life was the the day I sold a home I had rented over a 10 yr. stretch. Learned all about renters and applicable laws. Never want to see that movie again.
