Last spring year we bought a 900 sf 3 br in Muncie for about $62K. A nice little house within three blocks of campus and a ten minute walk to the Architecture building for my lovely #4 daughter to live in for the next five years while she finishes the Architecture program.
Accustomed to real estate prices here in Lafayette I was shocked at the reasonable prices right next to campus.
Unemployment is pretty high there as all the GM related plants are one by one closing down. About the only reliable source of employment looks to be the University and all the support industries like Micky D's.
The east side of town is pretty rough. Probably other places too. I would imagine if you are fearless you could find very nice homes in bad areas for almost nothing.
