Thats a nice old rifle, the local gun store sells lots of them for $100 each +/- $50 depending on the condition.
I'd clean it up and take it to the range.
I think a lot of them come from warehouses in old Eastern block countries.
What year was this house built, and who were the PO's? Could this have just been a cheap sporting rifle bought sometime in the past 100 years or a WW1 keepsake?
Edit: I presume you pulled the bolt back to make sure its not loaded? Right?
