I just posted a link to a perfect one for $13k, and they're all over autotrader as well, so evidently they're not that hard to find with low miles and in good condition. Based on what I've seen, you should be able to snag a nice one for <$15k.
I think you should pass on this one with multiple issues, and keep looking.
