When I buy a house I take possession at closing and I do a walk through before I go to the title company. The house is vacant and the key gets given to the realtor. I sign, funds are transferred and i get the keys. If your stuff is in the house at walk through, there is no closing.
I've rented from U-haul numerous times with out an issue. Never long haul, only local stuff. Folks moved from Miami to Los Angeles back in 70's. The breaks on the double axle trailor behind the U haul truck locked and caught fire. They got it out. POIA to get it repaired and back on the road. Their biggest grip was the small fuel tank. They figured out how to over ride the governor.

I'd be curious to hear about that from the buyer of his place.
Probably told the buyer he'd have it moved out and they were stupid enough to accept it. When it didn't go as planned, they got pissed and gave him the ultimatum which makes them and the truck company guilty for his lack of planning.
