When I buy a house I take possession at closing and I do a walk through before I go to the title company. The house is vacant and the key gets given to the realtor. I sign, funds are transferred and i get the keys. If your stuff is in the house at walk through, there is no closing.
Or just put a clause in the sales contract that any items left in the home upon closing will convey with the home, no exceptions. Then ... YARD SALE, BABY!
