I have tended to buy cool historic buildings with good architecture and poor condition and significant vacancy, fix them up, rent them and then sell them and do it again. The buildings I have now I bought in good condition with good vacancy. I am living off the positive cash flow.

I'll be fine as long as the vacancy does not rise.
