I stopped taking cash or checks from my tenants. When I show the place and in the contract, I specify that they need to do electronic payments via a web site I use for all my rental needs. They link it to their account and set up the payments. They are told when the deposit will be made and I receive a notification. I have proof when the deposits were made. I do not mind of its a few days late so long as I get it. Only time I held it against a tenant is when they screwed me over and I charged them every late fee in the small claims. Had all the proof from the banks. No question that they were late.
I got tired of the excuses....I got off work late....I lost my check book....No excuses now.
