I have successfully sued at least two dozen in 8 years, and currently have lawsuits pending against four for fraudulent misrepresentation, fradulent concealment, fraudulent scheme and conspiracy in these same torts arising out of the same transaction.

I have never sued an architect--but several engineers related to building issues.

Well, if the profession had any serious degree of risk to the agents, the broker would know of several lawsuits against local agents.

I'm suggesting that the profession has a negligible risk of liability toward an agent.

Naturally, you can go and cite the few cases where it occurs, but, in reality, it's minimal. An agent can basically say whatever they please.......go and attempt to prove that they misled you.........

Unless it's really egregious, a typical lying sack of $hit can continue onward and upward in that profession. I've seen plenty of them...........

.........now go and try the same behavior as an architect or in my profession.........you'd be gone in a heartbeat.

Never claimed to know everything, unlike the constant boasting of others here.

What's interesting is that you believe that an agent for which you have some personal knowledge of their capability will be able to have some sort of advantage over me.........a person for which you have no idea of the depth of knowledge on the subject.

I have seen your real estate advice on this forum and based on that it does not take a giant leap to conclude that you are naive.

well i do....now that i checked.

i have always believed it is pretty easy to think that someone else's profession is simple looking in from the outside.

it was this way with the school board too. it looked a lot simpler from the outside looking in than from the inside.
