Study: Alabama one of five states to report rise in home prices in 1Q
Birmingham Business Journal - by Lauren B. Cooper Staff

Alabama home prices rose year-over-year by nearly 5 percent in the first quarter of 2008, one of only five states to see an increase, according to a new report.

The Office of Federal Housing Enterprise Oversight reported that Alabama, along with Wyoming, Utah, Montana and Texas, were the only states where home prices increased, compared to the first quarter of 2007.

The states with the sharpest decrease were California, Nevada, Florida, Arizona and Michigan.

Birmingham ranked 65th among the nation's metropolitan areas with a nearly 4 percent year-over-year increase for the quarter.

It also stated that home prices in Birmingham have risen nearly 30 percent in the past five years. Alabama home prices have risen nearly 33 percent in five years.

The study's findings are based on data from home sales and appraisals for refinancings.

I don't know that this chart is right, but it's worth more than a 1,000 words if it is. Can't find a 20 year cycle, nor did I know price was down from 1890-1920

That's the problem and benefit of indices. People use them to reduce factors to a common scale (which lops-off peaks and valleys) and also to remove or reduce or filter stochasticity which also reduces periodicity. So you end-up with smoothed functional relationships. And then we compare smoothed relationships, conveniently ignoring all of the "noise". But we know that probably hidden among the noises things that it would be nice to know, like cyclical functions.

My favorite trick (or stupid focking move, depending on one's perspective) is to plot data on log-log paper. Low and behold a linear relationship is revealed!

I know Realtytrac.com is a big site that our local paper quotes a lot for foreclosures. They are full of ****! They claim 160 in my city, BS. Lis Pendens actually.

All that means is there is a suit pending against the property in question.

My buddies and I go out to the Records office in Riverhead and scan all the deeds'n titles. If it's back taxes or a mortgage default one can occasionally step in and satisfy the lender while offering a very reasonable amount to the "occupant" who is usually in debt up to their ass.

Yeah you have to pull the deed and see whats their.

I'm trying to buy a house now that has an attached building lot that they don't know about. The owner died he was like 90 and the son is a crack head and just wants some cash to suck up his nose. If it works out I'm going to get that building lot for damn near nothing.
