So we have moved on. We found another home over in Fort Worth. Very nice. Needs a little love but we think the neighborhood is better than the other one. No other offers on it so that is a good thing.

The pool is vinyl pool but the liner looks fairly new. We will get a pool co out there to inspect it if the contract is accepted. Even has a solar heater for the pool. Looks a bit jerry rigged but not sure (see pics).

Also, it has a metal roof. Anyone know how long these have been made for? The owner is in a nursing home and the kids have no idea when it as put on. I thought this type of metal roof was a fairly new innovation. I know they are a damn site more expensive than a normal shingle roof.

Nice pictures of the pool area. Actually, vinyl would be the preferred pool to have. I worked with a guy 21 years ago that built them in Texas. They're quite the reliable thing to build according to him. I can tell by the roofs and the all brick chimney of the neighboring homes - that this one is in a better neighborhood than that last one.


If I had it (buying my first home in my 30s) to do over again I would never buy in a cookie-cutter subdivision like F & J as the only builder. Many of these F & Js are becoming borderline slums as they age as the lower-end affordability of the home scale creeps in. Not all F & J subdivisions, just some.

That, and homes in older neighborhoods where the homes were all custom homes built by different builders will appreciate - where the F & Js will not.

The $60K I spent on my F & J in 1986 would be worth $275K - $350K in Lakewood - White Rock Lake area of east Dallas. Instead of $100K on it's best day presently.

That's just one reason why I'm out-a-here to a more rural locale one of these months - but no hurry. I've planned for several years to sell.

Actually, we were the ones offering cash and a quick close albeit at a lower price then the folks who beat us out (I suspect). Assuming the others were going conventional, he will still be sitting there in 2 months. He told us he wanted out by Aug 20th and there is no way in hell that will happen unless the other folks already had their bank do a full pre-qual an not just a good faith BS thing. Oh Well.... such is life.

How old is the pool? We had a vinyl pool and the liner will tend to shrink and pull away from the upper walls over time. Its pretty easy to keep clean though.

I did find a little info about the steel roof.

According to one site, stone covered metal roofing has been around sine about WWII. And according to another site, a standard asphalt roof will run about #325 a sq while stone covered metal roofs will run about $525 a sq. BUT, they are guaranteed for 50 years, good for winds up to 120mph, hail up to 2.5" and you get a Ins discount.

The roof alone makes this house pretty valuable.

Well at least the roof won't blow off! The solar looks well sized. There is also an automatic valve that controls the water to the collectors, that's good. The pump sitting on the ground is probably for a Polaris type pool cleaner.

The bulb things are one-way check valves. No idea why theres 2. The flow control valve is the black and grey thing with a wire going to it, closest to the house.
