I just did a quick search and there's a developer in Reno who will happily sell you a brand spanking new 1225 square foot 3/2.5 with a 2 car garage for a hundred and forty thousand bucks. I haven't seen the build quality though and would guess that it's probably not so great. On the used market I've seen houses I would consider moderately nice for around a hundred. They just don't have what I really want though-a small 2 or three bedroom house with a five (or more) car garage. Basically, I want a big ass garage with some sort of habitation attached.

The Altima I got has been in production since 08 with only minor changes but I bought it since I liked it and was tired of working on a W123 every weekend. I would rather spend my weekends with my wife and kids.

The dealer did have a Leaf in the showroom. Its a gimmicky car IMHO and would be useless in the real world.

Funny,

I was going through the desk tossing old papers 2 weeks ago and came across an old H/E "credit card" from the now defunct WAMU. Right on the card face it says "On The House" in big bold letters.

Now how alluring is that to dumbasses who can't balance a checkbook.

Couple of other points,

For personal use vehicles.
Credit Union loan interest = personal interest = never deductable.
Using a HELOC = residential interest = possibly (but most likely is) tax deductible.

Two words come to mind: Liquidity and Discipline.
How liquid is the person? (and let's not overlook opportunity costs)
How discilplined is the person. ( to pay it back over the est. life of the vehicle)

But yeah you should see some of the crap they pass off in FL as new construction. They don't even follow the hurricane codes we do!

Problem is down their they just don't get the money for them so they can't build anything decent. You simply cannot build a good new house for under $150k, and at that point the land better be damn near free or your not making a dime.

$300k+ is where you really need to be when you factor in land for a new house that's pretty decent.

At the end of the day you get what you pay for. I'm sure I could hire hacks who pay Mexicans $6 an hour to throw together a ranch for $70k on a $20k lot, but it will be junk. 2x4 walls, 3/8 sheathing, vinyl and carpet floors, all the cheapest; junk Chinese cabinets, $10 Chinese faucets, junk trailer windows, 20 year thin roof that's not wind rated, etc.

Which is why I talked to the builders before they started on mine. I wound up buying a house built in 56. Like you said WHEN I build my new hose it will have 2x6 exterior walls, stuffed to the gills with insulation,along with all the interior walls, mostly for sound deadning. I dont like the music my kids listen to now, I cant imagine what it will be like with them as teenagers

When I build my personal house I'm going to use 2x6 walls with spray foam insulation, that way you get roughly R21 in the walls and I'll blow in the ceiling to my typical R38. Throw in 400 series Andersen's and about the best furnace money can buy, and my heating bills are going to be pretty low.

I'm also going to pre wire all Cat 6 and HDMI cables, which I'm starting to do anyway now.
