We get a dividend check every 1/4 and don't really worry about the fluctuations/buying/selling.

I don't really care what the market does, I can do deals in any market. The type just changes a bit depending on what its doing.

Right now I'm just starting to build and hold rentals, I don't want to deal with old stuff, plus I can get $2k a month in rent.

I'm also on the hunt for a nice 10-15 unit condo project to build and rent. These can provide a nice ROI, and if you do two bed town house style units you can get $1,300-$1,800 a month rent with very little upkeep for the first 10 years.

My game plan is to build, hold for 5-10 years than 1031 up. I have no desire to own older buildings. Eventually I want something that's large enough to support on site management.

Personally I detest renovations and older buildings., I have torn down enough plaster, yuck.
