It appears they do not. The Cretan economy is very healthy as opposed to the neighboring area. No coal in Crete.

I agree with the first premise.

IIRC, there was some effort by congress to require lending institutions (Fannie Mae?) to slack off on their credit requirements.

People were bamboozeled. If the house boom had been mostly about affordable housing for those who wanted it and the lenders were not allowed to write, bundle & sell crappy mortgages, this might have been a good thing. Also, people used thier house's already inflated value like an ATM, thus piling more debt on top of poor valuation. There was no sane reason for the market to keep rising by such massive amounts every year. It was a game played by teh mortgage companies and they reamed the people greatly. many more of them should be in prison for the scam they pulled.

I don't believe any of the greedy bastards have been put in jail as yet.

One of my deep regrets of the current administration. (Not that I would expect a Republican to do more).

I still feel bad for what happened to many home purchasers. Of course there were also the typical irresponsible ones. On the otherhand there were far more people that tended to act responsible that got caught up in the mess.

Imagine being young and saving with difficulty for a few years at least. Then paying what the market price on average was. Seemingly out of the blue a few months later realising that the properties valuation was cut signifigantly and you are going well underwater.

That has got to be hard on the head mind the wallet. The lesson seemed to be inherant to me at least. That trust in financial institutions should be taken much less at face value from that point forward..

I did not say that the desire to own a home was greedy. I did say that part of the problem was people buying houses who did not qualify (using traditional guidelines). Those traditional guidelines existed for a reason--experience had shown that certain income levels are required to make the payments. ( It is also true that sometimes those guidelines were used for other reasons...)

If you are not aware of the political pressure put on lenders to make loans to unqualified people, then I cannot help you. It was pretty obvious. The whole Freddie/Fanny thing.

I think everyone who ended up upside down in their house value should have stopped paying once we realized what a bill of **** the lending industry sold people. Everyone, and let it destroy the industry, for being greedy senseless, bastards. slick, smooth talking salespeople put naive people in all sorts of loan devices that were simply fiscal timebombs. The people just wanted a house to call their own. The industry wanted profit, no matter what the long term cost.

I can't remember ANYONE EVER so much as implying that the desire to own a home is greedy.

Tom, where were you about 6 or 7 years ago when Dodd/Fwank passed their mortgage bill and got the sucker of all time, GW Bush to buy in on it? I specifically remember terminology from all three of them claiming that everyone has a "right to a mortgage." It was easy to take from that, their meaning that it didn't matter whether or not people could PAY the mortgage or not.

THEN once Dodd/Fwank set that in place, the lenders started pushing baloon and other types of mortgage instruments that would give the mortgagee a year or two of low payments. There were people ignorant or inexperienced enough to sign these mortgages without reading the fine print to learn that the payment was going to increase at a later date beyond what they could afford. The lenders then bundled and sold these mortgages onto other institutions. Ever hear the term "toxic assets?"

Were Dodd and Fwank "forcing" lenders to loan? Of course not, but they did put in place what enabled one of the nastiest legal scams in US financial history.

I have no problem with that, as PART of the solution. What about those legislators who forced institutions to make the unwise loans? They certainly have a share of responsibility, and should have a share in the punishment. Perhaps their share should be greater as they are supposed to work in the public interest.
